Yeah, those **** deserve all they get.   You'd not mind being in a student HMO if the rent was cheap, but they're not.

I had to laugh at the people at 118 moaning that councils aren't being funded for operating HMOs without a licence IIRC they are legally allowed to do this..

Landlords have been operating illegal HMOs since the dawn of time.

Why would someone rent a HMO when they could rent a nice room with use of facilities, bills included in a home of a first time buyer or someone living in a nice area with a spare room to rent?

Bringing a bit of tax free income in for a mortgage payer or someone living alone with more space than they require......bubble.;)

What's actually sad is the fact that the regular guys who post to this forum should have been right. House prices actually should have fallen really hard after 2008. They didn't, because there's been a paradigm shift that they can't understand. Fundamentals don't play a part in any market and haven't for at least 15 years.

If only they listed to the voices here eh?   You deal HMRC with a straight bat - the only Government agency that can break down your door at 5am without a warrant (Have seen them walk into an office at 7am)

Great news. 

Some have tried to keep under the radar by using more than one company to let through, but a huge number who decided to shift from BTL to AirBnB are going to get caught out.

5% down is hardly freefall if ~5% up has been normal for the last 20 years...

Called up a few EAs this morning, one about a few rentals, no offers on those and they were keen to get me out for a viewing, one is on for a long time and is prime rental.  These are on for more than I would like to pay, might be worth a go to lowball an offer.   

Called the other EA about a run down costal semi, just listed and its already sold over the asking price, guy was not even interested in talking about what I was after.  Not sure what to make of it

In prime central London, average rental values declined 9.1% in the year to October, continuing a trend that started during the first national lockdown in England. In prime outer London, the decline was 7.6%.

Sadiq Khan launches Property Licence Checker for tenants

"The Mayor of London, Sadiq Khan has launched a new online tool to search if a landlord has licensed a rental property and announcing tenants could be owed thousands of pounds in rent repayments if their landlord has failed to obtain the correct licence.

If a landlord does not hold the correct property licence, they may be subject to enforcement action from the local council, but the Mayor says implications for London tenants are also significant: Section 21 ‘no fault’ eviction notices are invalidated, and they may be entitled to a Rent Repayment Order requiring a landlord to pay back up to 12 months’ rent. The current average rent in London is around £1,425 per month, meaning a year’s worth of repaid rent would come to more than £17,000."
