Ministers have just seven days to prevent a ‘wave of evictions’, MPs and charities warn

Although I posted a thread on the potential mass homelessness & food poverty issues after furlough ends HERE, 

I thought the eviction ban issue being a few days away deserved its own thread . I've read that the queue in the court system will delay evictions for months

So what if all these tenants just stopped paying and stayed put?.

It would take years for the courts to clear the cases.

The timetable for the relentless succession of sh1t flying towards the fan is roughly as follows:

GCSE results - in a few days

The resumption of evictions - from the 23rd of August 

Furlough ending - September/ October 

Winter flu season and the inevitable “second wave” panic - October/ November 

Brexit and abruptly leaving the customs union and single market - January 1st  

Still, I’m sure house prices will hold up, and if not, LOOK OVER THERE - MIGRANTS!

I suspect there will be some sort of “package of measures” if evictions pick up too much. I reckon they are seeing how it goes for now, but it’s inconceivable that they won’t intervene if this starts becoming a political issue. 

In that case I’d expect “help” for tenants, which would obviously Be help for LLs and lenders, and have the added bonus of reducing the number of repossessed BTLs depressing the housing market. 

Obviously, this would just be kicking the can down the road, but I think we can safely assume government will do that.

TO show how bad it is find a place to rent for those on HB, 2 yrs ago the DWP would refer the recently unemployed to www.spareroom.com  (don't know if they still do) 

Looking at an area that I know of 40miles radius of Chester (which includes low income areas of ellesmere port, deeside & Lpool, crewe, stoke, wrexham, gtr manc ) 

 spareroom is Showing  5065 ads https://www.spareroom.co.uk/flatshare/?search_id=987731540&

But tick only the 'Housing benefit considered'  (thats 'considered' not guaranteed to accept HB) 

Showing  Consider HB of 482 results https://www.spareroom.co.uk/flatshare/?search_id=987731667& 

so over 90% of rentals will not even consider HB, I suspect in reality its even higher

If I were the prime minister I would ban evictions from privately rented landlords and extend a moratorium of rent payments. Those landlords who cannot keep up with their mortgage payments would then have their property seized and taken back under control of local authority. Rents would then be adjusted down to local authority/housing association levels.

They are bound to introduce somthing soon, otherwise the governments heads will be on pitch forks, particularly if this follows the spanish flu.

They've said it's not going away, they opted to crush the virus to low numbers, rather than allow a Sweden approach which was much more sensible.

Mortgage holidays for possibly 1 year or a scheme to help mortgage holders.

I agree.  I suspect they'll fiddle at the court level to de-prioritise evictions heavily to the point barely any get processed in a timely manor.  Could this lead to repo's -> more owner occupiers?  Guess we'll see.

I see no problems landlords are always banging on about what will happen to the poor tenants if they are forced to sell up. Here's their chance to prove how nice they are.

Wasn't aware there was changes to CGT, just a review? I doubt much will change.

Extensions are highly likely, the last thing we need, is a million people homeless, while we are possibly going through a second wave of Covid19.

I seriously expect the government to devise a new plan to prevent evictions, they cannot do a help the tenants scheme, whilst not helping mortgage holders. They are more likely to offer another 6 month mortgage holiday or some sort of mortgage tax relief scheme.

Either way, I highly doubt they'll just let this play out, if they fiddle the courts, this will cause a huge backlog and LLs, will just become of scrupulous. That also wont save the housing market, they've got 10-20% to play with, any lower and it will tank.

Not going to get an eviction notice through the courts for 6 months.

Ukgov can just recommend court prioritise other cases, leaving civil stuff in the 'Later' bucket.

Banks can - and do enter an agreement with the repo, for rents to be collected and tge property sold at a later date.

My cos dips in ine of these, flats repod 3 years ago. Still not solv. Bank gets the rent. Any shortfall on the loan will be taken from LLs assets.

@Simhadri Just a few problems with your post;

• If things turn really nasty the tenants on benefits might be some of the few that keep paying
• I am not on furlough
• I really don't worry about you
• In my line of work if I am on the dole the rest of the country will already have been made redundant before me and that includes your tenants
• I am extremely fortunate to be very well remunerated for my work
• The economy isn't going to bounce
• I already have a deposit big enough to buy the houses I want, I am choosing to wait and watch for the time being
• I haven't spent 20 years moaning on this forum
• I have spent eight years getting myself into a position to take advantage of a HPC
• I will have no pity for those who have leeched off others for so long going to the wall
• I will continue to pay tax which will support your welfare benefits when you need them after this is over ... you're welcome
