Spot on ? And this is why I love this forum. 

I would liken this article to arguing that energy companies should charge more ergo more profit therefore more suppliers therefore better for everyone. (Well apart from those paying the bills of course) 

Hey. I guess we all feel a bit entitled in some ways and at some time. But this S24 b1tching is too much and go on far too long.....the only solace is the more it goes on the less empathy anyone will have with LLs and that will give power for appetite for further changes.

But we have a two party system which means that you can expect utterly different party regimes to prosper to reflect political realities, within the same party. I honestly don't associate Corbyn with Blair, any more than I associate Thatcher with Heath.

But Blair and Corbyn did believe the same thing once, I don't think Thatcher and Heath were ever that similar (could be wrong)

Then he was asked if he’s really representing members views or just himself, to which he claimed he has very little residential property. Then he tried to talk about Grenfell/Shelter so had to be stopped, following which he tried to talk about the whole Shelter/Bond thing so she just cut him off.

The way she cut him off at the end was superb. "Why aren't they here to talk about my plans for bonds..." he shouts desperately...

Reminds me of the time genius comedian Chris Morris appeared on the awful debate programme presented by John Stapleton. Who, having white hair, had a "makeover" to present that programme completely with title sequence portraying him as a real young go-getter.

Just as he was being cut off at the end, Chris - knowing he only had one more chance - shouted "what's happened to your hair? Why isn't it white any more?" LOL.

It's that kind of abuse of power by landlords that will eventually result in the power being taken away by politicians - either the properties themselves through taxation, no-fault evictions through new tenancy laws, or both.

Power shifts to tenants as rent reductions hit record high

The number of tenants negotiating rent reductions hit a record high last month, say letting agents.

ARLA Propertymark’s October Private Rented Sector (PRS) Report showed that the number of tenants successfully negotiating rent reductions jumped from 2% in September to 3.7% in October.

This is the highest figure since the trade body started recording the data in 2015.

The number of tenants experiencing rent increases fell for the second month running in October, with 24% of the 217 agents who responded to the poll reporting that landlords increased rents, compared with 31% in September and 40% in August.

The supply of available properties hit a new high, rising from 194 in September to 198 in October.

This is the highest figure seen since December 2017, when supply stood at 200 and is up 9% annually.

Demand also increased during October, with the number of tenants registered per branch rising to 71 on average, compared with 63 in September.

David Cox, chief executive of ARLA Propertymark, said: “Last month’s findings indicate that power in the rental market could be shifting towards tenants, with a record number negotiating rent reductions, and less landlords hiking rent costs.

“However, it’s more likely that this is indicative of the time of year, and come the new year, we’ll see rent prices starting to creep up again.

“There’s no real way of avoiding it unfortunately: with landlords facing continued regulatory change, increasing costs will be passed on to tenants.

“Those who don’t pass the costs on will eventually have to exit the market, which will increase competition and boost prices. It’s the ultimate ‘lose, lose’ situation.”

Good find. I'll look forward to that being posted on the ATTT page... Sounds like further confirmation that S24 is, as suspected, a landlord tax rather than a tenant tax.

David, dear boy! How thick are you? Increasing costs won't be passed onto tenants since the local market sets rents not landlord's costs. And that boring old lie about fewer landlords = increased competition and boosted prices. No. That's the "houses will vanish into thin air" argument.
