200p
I call them yes men Breakthrough in sign design - whip out the "sold" in seconds, rather than labourously taking down the old sign and placing a sold one in its place.

A crumbling of estate agents A prattling of estate agents A guttering of estate agents A slick of estate agents A deception of estate agents if you are referring to their habitat rather than their plural might I suggest a UTOPIARY.(kind of like an aviary but everything is always happy-clappy no-hard-times rose-tinted interior decor etc etc..) war
I liked the word and would have voted smarm. However, dictionary shows this to be: excessive but superficial compliments given with affected charm Should I go for such a nice meaning word to refer to a glut and swarm of estate agents? Live_in_hope
A 'C***' of estate agents. I don't really have much against EA's - we've all got to work, we all create our own spin in our jobs to keep us going. And tbh we all face similar Uncertainties in our jobs going forward, unless you work in the public (comfy club) sector or are good with a spade.
