I'd be interested in your evidence that Leeds is 'not hot'.....I think it's still full of muppets :P

This one sold quickly http://www.rightmove.co.uk/property-for-sale/property-49607640.html

These 2 are 'very expensive' be interesting to see if they go SSTC before the winter sets in

The north-east has been doomed since Thatcher and her pigs beat up the miners

Fair point. They're sticking though aren't they? I don't see stuff crashing but I don't see it selling either.

North west hot? Have you been to Lancaster lately ol' cheap? Prices here are going down beyond 2006 levels....

Interesting, my grandmother in law lives there citing two bed terraces around Dallas street, nice period ones, sstc for near 200k.

Interesting anecdote of yours there. My in laws are property bulls incidentally.

North East perspective here.

-Insane surge in price in 2003-2006

-flat prices crashed and never recovered

-houses rose again until 2016

-market now flat but only supported by NO construction and low IR on many mortgages

-lots of very cheap housing if you don't mind location and you're not looking for more than poorly build 3 beds. (tiny 3 beds at that)

-very low inventory of good housing, still not selling at prices people can't afford/don't want to pay.

Dallas Road near the train station selling for that much? That's ridiculous. Possibly one of the last places I'd want to move to in Lancaster, with parking issues and the like. I was fortunate enough to get clamped after parking on a side car park just off there about ten years ago so maybe that has tainted my view of the area!

Incidentally I live just outside Lancaster (roughly 8 miles).

I did put up about ten examples on one of the other threads last week. I found that in Lancaster, the sub £250k properties are in abundance and languishing in the market. Many examples of houses being sold for less than they were bought for back in 2005-2007. I guess it does depend on area, but there's a fair bit of choice. South Cumbria is an interesting one. Around Kendal there doesn't seem to be many sales at all, with the same houses listed week in week out. Stagnant market from what I can see. Carlisle... completely dead. Large price drops, although the market isn't exactly buoyant up there. Still have brand new homes that were built on the outskirts around three years ago that are unsold.

I wouldnt be surprised if help to buy, due to the lower prices there, was having more of an effect in the north west. A four bed new build can be had for under 200 grand. Once the government has solved the problem of inability to get the full deposit, the mortgage of 140 grand or so, under current rates, is well servicable for an average first time buyer couple. Ive noticed they tend to build in predominently white working class areas. The area quickly starts to gentrify, and existing stock in the area, usually two and three bed terraces goes up a lot. However, this tide isnt raising prices in less fashionable areas in the same town.

Are the Uni building more on site accommodation? Less students moving into town for a year (or more)?

Unbelievable but yes they're still building away. Apparently they're building right up to the Galgate border.

I think you could be right about student numbers. I used to have business dealings with the computer shop on campus between 2006-2009 and remember the campus used to be bustling. Went back there in March/ April time and the difference in student numbers was noticeable.

Preston and Lancaster are pretty reasonable right now. Kendal is looking bubbly relative to local incomes - except for properties affected by the flooding 18 months ago.

Nail on the head my son.

Kendal's quite a weird spot. Most properties owned by boomers, so maybe prices won't go down too much around here and South Lakes. Some absolute crazy multiples going on in the area though....if you were earning £16-£21k a year, you would be up the creek in Kendal. Little wonder that there is a real manpower shortage in the town.

North East...Depends where

http://www.rightmove.co.uk/property-for-sale/property-49661067.html

350 k for 3 bedroom terrace, no garden.

Elsewhere in the area this would readily buy you a 4 to 5 bed family home. There are pockets of high prices. And then there's Hartlepool.

Inside the incredibly small catchment area for Kings Priory which was formerly one of the better private schools in the North East. Yep I would pay a premium to get in there it saves £20k a child, per year - an you'll get the money back at the end when you sell up...

F********************************g hell!

Who was the muppet who paid over £300k for THAT house? Seriously?! And the interior...

Just goes to show there really is one born every minute. Might have to pay the owner a visit..I have a large collection of invisible stocks and shares for sale for an absolute bargain price.

Exeter is bubbling. An unhealthy +11% HPI in the city last year (ONS/LR) although transaction levels look to be down about 20%. The rest of Devon (including Plymouth) hasn't increased much over the previous peak.

Yes, nice clean civilised feel about the place, good mix of demographics with a fairly decent transport options compared to other places....some brilliant train journeys, nice climate, waterways and countryside round and about.;)

Topsham is a nice place but not a good balance of ages or wealth.....bit of a touristy, holiday home place, nice place for some to live if they could afford it. Not everyone if they had the money would live there though......but I suppose it only takes a few with the means and ability to aspire to buy there for the prices to become silly HPI.;)
