stuckmojo Posted August 16, 2017 Share Posted August 16, 2017 North East perspective here. -Insane surge in price in 2003-2006 -flat prices crashed and never recovered -houses rose again until 2016 -market now flat but only supported by NO construction and low IR on many mortgages -lots of very cheap housing if you don't mind location and you're not looking for more than poorly build 3 beds. Possibly one of the last places I'd want to move to in Lancaster, with parking issues and the like. I was fortunate enough to get clamped after parking on a side car park just off there about ten years ago so maybe that has tainted my view of the area! Incidentally I live just outside Lancaster (roughly 8 miles). I did put up about ten examples on one of the other threads last week. I found that in Lancaster, the sub £250k properties are in abundance and languishing in the market. Many examples of houses being sold for less than they were bought for back in 2005-2007. I guess it does depend on area, but there's a fair bit of choice. South Cumbria is an interesting one. Around Kendal there doesn't seem to be many sales at all, with the same houses listed week in week out. Stagnant market from what I can see. Carlisle... completely dead. Large price drops, although the market isn't exactly buoyant up there. Still have brand new homes that were built on the outskirts around three years ago that are unsold. A four bed new build can be had for under 200 grand. Once the government has solved the problem of inability to get the full deposit, the mortgage of 140 grand or so, under current rates, is well servicable for an average first time buyer couple. Ive noticed they tend to build in predominently white working class areas. The area quickly starts to gentrify, and existing stock in the area, usually two and three bed terraces goes up a lot. Unbelievable but yes they're still building away. Apparently they're building right up to the Galgate border. I think you could be right about student numbers. I used to have business dealings with the computer shop on campus between 2006-2009 and remember the campus used to be bustling. Most properties owned by boomers, so maybe prices won't go down too much around here and South Lakes. Some absolute crazy multiples going on in the area though....if you were earning £16-£21k a year, you would be up the creek in Kendal. Inside the incredibly small catchment area for Kings Priory which was formerly one of the better private schools in the North East. Yep I would pay a premium to get in there it saves £20k a child, per year - an you'll get the money back at the end when you sell up... Not everyone if they had the money would live there though......but I suppose it only takes a few with the means and ability to aspire to buy there for the prices to become silly HPI.
