There are no IO BTLers any more, ergo, few transaction. Ive been looking at transaction in a few postcodes. Even though the nubmers have been on the floor for years, what little there was stopped around November 16. And, I aI pointed out, IR are turning now. Had a notice on the 3rd of 2 places that matched my filters (fairly wide admittedly). One I was interested in and viewed. Offered on Saturday but they went with a higher offer I was told today. Anything that isn't special or reasonably* priced is sticky though. At auctions where you're effectively dealing with the cash market,things have clearly deteriorated of late.A lot of properties bid up to reserve and then left unsold.A lot taking losses. The only way it can be policed is raising suspicions, but someone would have to be selling multiple properties for any pattern to be seen. Only then, could it possibly be worth investigating any links between the seller and bidder. There's pretty much no downside, and in a crazy market like the past few years having a few shill bidders could be very profitable no doubt. The fine is 5k. Auctions for houses can go up in amounts higher than that. There is literally no reason not to do it, other than the house not selling, but with a rising market, just do the same next month. Of course my view might differ if I knew where these lots actually were. So I might be able to agree the 'houses are not worth £20k' but not sure where that leaves London. If it is wage comparisons then London has a long long drop ahead. Never anything in my area at these London auctions but interesting to see sentiment falling. A lot of cash buyers do attend but recently 'cash' meant borrowed on another house or main residence. Real cash buyers in the North have been away for a few years. They will wait until the BTL'er is on his knees and begs for someone to pull the trigger....even then the cash buyer will make a 50% offer ?
