I imagine you could count on one hand the number of mainstream lenders who'll take selling main residence as payment vehicle for interest only. HSBC won't allow it for example. -
At least you have a price tracker and access to sold prices on the Land Registry. Here in NI we don't. Our local politicos refuse to grant public access. I often wonder why. The figures are recorded for most conveyance. You have to submit they to HMRC for SDLT. Why wouldn't NI politicians want transparency I wonder....I wonder.

If you can really be bothered you can open up a load of regular savings accounts and get around 3% now. Usually there's caps of £200-£500 you can save a month. Personally thinks its a lot of effort when rates will probably be at 3% before Christmas anyway but it all helps in the arbitrage. -

Pointless overpaying a 1% mortgage when you can get 2% on your easy access savings. Even paying top rate tax, if you can get savings interest of 1.8%+ it makes sense. Just pay the balance when it comes to the time remortgage. -

I completely get your point about the kids and wanting space to grow but I will say, time it well and you can knock years off your working life or free up time to spend with the kids (if you actually want to 😆). I say that as someone who's been fortunate at how the housing market in NI has worked out. -

Don't bother overpaying that. Fire the money in some easy access savings accounts. You'll get close to 2% now, probably 3%+ in a few months. -

Best waiting until it completes before making any predictions. Looking at the Stranmillis semis going recently, they're certainly selling for less than 12 months ago. -
I think there were a few posts on the main board showing how each .25% rise equates to 10k less borrowing ability. It will filer down to the lower priced stuff quickly enough. I expect inventory to rise and transactions to fall over the next few quarters.

Already happening I think. Take this one. On at 675k, drop the price to 625k. An offer of 585k. There would have been a bidding war on this 12 month's ago. I think these reports are going to get a lot more coverage over the next 6 to 18 months as rates "gradually" rise to more normal levels. Q2 transactions, interest rates would have been at 0.75%. Q4 rates will probably be at 2.25%. Q3 2.75% And Q4 3%+ I think we'll see transactions fall steadily from now on. I also think proces will be back to pre pandemic levels by this time next year. -

They were on 40k 18 years ago. They've all moved on many times now. The vast majority away from Belfast. They'll be on multiples of 60k now. I'd would have thought 60k is pretty low for someone programming now.
