The same will apply to those teachers on 30K a year who've landed "lucky" in London and  moved to the shires and bought a large houses....good luck.

Things not as rosy in BTL/Investor world as people might have you believe.

 

Again, the significant thing here is, this is in the shires, right at the end of the line for London commuting, they've dropped, dropped, SSTC, Failed, then dropped again.  If things were really moving then they'd hold fast after these sales drop.

Something is afoot.

Locals cant even afford £75K for that, £40K maybe.

That is a tasty one. Abington Avenue? Is that as grim as a bucket of guts by any chance? Still, 20+ off the asking price would do very nicely on some round here.

Why do they bother to change the price from 80,000 to offers in excess of 75,000. Isnt that same thing?

Just reduce the price to 75,000 and accept an offer for 40k and get shot.

As someone else said to me once - she had a picture-postcard old farmhouse with beams and inglenook and whatnot - 'Old houses eat money.'   She now lives in a non-picturesque relatively new one.

I know an old couple that said the same thing...NEVER BUY AN OLD HOUSE they said.  Never buy any house IMHO

They'll do anything to try and get you through the door.

Try going to an EA with exact requirements for a house, they'll sit there trying to convince you to buy any old sh*te that they have on their books.

That's why there are so many "picturesque" old houses for sale in France. The owners have moved to the new bungalows just outside the village.

my mate who is moving ( I referred to this earlier in the thread) has bought subject to contract a house that I learned yesterday was built in the 1640s...I expressed some alarm (not least because I don't like creepy old houses where strange things can happen in the middle of the night) but because of the running costs...plus its grade 2 listed.  It will be interesting to follow what transpires but he is my  mate so I can't be too negative plus people will think its sour grapes that I am renter loser and he has bought this charming old house...

That's what you call...chasing the market down.

I reckon the big Estate agent's CRM, e-Marketing and Sales Funnel management have got sophisticated (am thinking London/Foxton type companies). They will be aiming high and ratcheting down. Start with the biggest holes in the net and slowly, slowly reduce until you catch the biggest fish. That is the what their business is about.

Above examples are going in the right direction, but unsure if the deflation rate of the asking prices is ever going to match the acceleration rate of prices over the last 5yrs. The journey down is also a lot more bumpy with (I assume) failed offers/transactions (is this because lenders are pulling out after offers are accepted?). 

If the market overcorrects upwards, I assume it will overcorrect downwards. Does this require a crash "event" to knock the total market confidence and thus get the rapid deflation that we require? I sense that we are going to be waiting a long time for these trickle reductions to provide any meaningful reductions.

That's a good strategy in a flat or rising market, if you're in no hurry. If the market is falling, due to a sentiment change and tightening of credit conditions, these sophisticated operators (and more particularly their clients) might find the size of the fish shrinking fater than the holes.
