As time goes on, we will see more houses coming onto the market at such prices I believe. If so, post them here! By the way, I am not saying that the rateable value represents the price you should rush out and buy at - I certainly won't be buying any time soon. I do see where you are going, this is a sign of things moving the right way. If there was a stock at that price then id say we were heading towards a reasonable market level. getdoon Posted April 21, 2008 Share Posted April 21, 2008 (edited) i think this is a great post. i think we should keep this going as i would say in time we will see more and more. that house was in one of the previous wilsons auctions. think it had a provisional sale at £106k but obviously didnt go thru as a sale. id hazard a guess you might get it for £125k. i noticed this one myself. unfortunately the GF is a fashionista and i am only allowed to look at BT9 property making the task of bargain hunting rather more harder!!!!!!!!!!!!!!!!!!!!!!!!!! i just posted a semi-bungalow earlier today that might be achievable at rates value +20% which is a start in the BT9 area Edited April 21, 2008 by getdoon Quote Link to comment Share on other sites More sharing options...

Re. the property listed above on the Cregagh Road - Eagle eye'd getdoon correctly spots that property was in the last Wilsons Auction on 27th March 2008. It was Lot 46 and bids started at 100k and reached 106k before the auctioneer moved on to the next property. There was no interest in buying it at this auction partly because it was surrounded by massively cheaper Assets Recovery Agency (now SOCA) lots. I have spoken with someone from Halifax Ormeau months back and he seemed very rational and agreed back then the market had changed, that they were selling property only at what they felt was reasonably priced (= still overpriced but much less overpriced than others). Halifax are marketing a property in BT9 i posted today which is on for £250k with rates value £180k. with 2 other agents marketing property in same street for £330k (rates value = £165k) and £400k (rates value = £160k). So they seem at least to be the closest to the market value even if they are still too high IMHO. Spread the word on the rates value = asking price search folks.
