  2. Hi all, We are looking to add a side extension to our house, to make the already quite big kitchen into a living area/kitchen. We live in Ballyclare and have had some good reviews on timber frame buildings, good for energy efficiency and my main concern is making sure the open plan extension is warm, so we may add an open fire or stove. The extension will be about 20f*16f and hopefully timber frame with perhaps a couple of widows and no doors required. Does anyone know the rough cost involved? and what an architect fees should be? thanks.
  3. I think we all learned some valuable lessons from the house crash. Even my parents in their 60's who were so excited when their house was going up and up, now see how the market crash has affected the younger generation so negatively and do not want a return to the high prices. I am a home owner and dread the idea of my property going up in price. I fear for my children and how they will make their way in life....the older generation has shafted us all I'm afraid.   5. Well done, your patience has paid off. Just enjoy your home now and don't worry, buying at 20% below RV is great. You already made the sacrifice by waiting to buy, so now it is time to enjoy and relax my friend. I bought two years ago, yes the house has gone down in value, but because I waited so long to find my forever home which I don't intend to sell ever ever..no need to worry about the value.
  6. People will be greedy though and hang back for every penny they think they will get for their house if they really need to sell. Some of my freinds are still trying to 'flip' houses after a refurb, and if they can't see just rent it. Some of them see the fall in prices as a chance to start a btl empire. The other day one told me they we talking to their financial adviser and worked out if they bought a btl at 60k, did it up, they could then use the increase in equity as a deposit to buy the next and so on, is this still the case, I don't know?
  7. Here in Northern Ireland the oil prices are an absolute joke, everybody (even those with 2 slaries) are skint! My husband spends about £200 month on oil just to commute and the wages here are lower. I drive a 1 litre Yaris which isn't too bad. Home heating oil is also a fortune, so im making briquettes with my briquette make, drying them out and putting them in multi fuel burner for some free heat!!!
  8. As you say Neets not a 'long term living solution' so anyone that buys one needs their heads checked unless they want to rent it out and are happy with short term tennnacy contracts for many years.
  9. Thank you for posting your photos Neets. I used to live in a city centre flat in Belfast, it's not an experience I'd ever like to repeat. You seem to be over selling The Obel and I am not buying it, as someone with experience in this department.
  10. lol, this has to be a joke! Imagine trying to get property owners liability insuance on this and the surrounding 'grass' bit, you'd have more chance getting insurance against malicious damage on an orange hall

  12. Hi there, thankyou for your interesting post. A family member of mine can't decide whether to buy or rent atm. Both her and her husband are probably earning 25k between them and they have a 10k deposit (wedding pressie). They are looking around East Belfast or Newtownabbey. Would you advise to buy or rent for a year?
  13. Good idea to view now as you can test how warm the house is, if the central heating is working, tell the sellers to turn all radiators on prior to your arrival!

  15. I think developers should be offering incentives like 'buy house and get life time supply of contraceptives' cause you're gonna need them when you factor in your huge mortgage payments with 1 or 1 1/2 salaries coming in.....

  17. Couples with no children - 45k? - doesn't last very long in most cases with most women then going part time due to expensive childcare etc.... Where are all these couples with no kids in massive houses????

  19. Do you ever feel you are banging your head against a brick wall on this forum p.p;) People only believe what they want to believe. Your postings have always been logical and commonsensical to me anyway, and I would imagine 99% of people reading them. The house we were renting in Carnmoney, Newtownabbey was up 'for rent' for about 3 weeks. During this time I showed about 10 different parties around and 3 were interested and the landlord then choose which tenant they preferred which happened to be a young couple with no children . I used to go to Portrush when I was a child every Saturday to visit my gran and we were so bored, especially in the winter months.
