soldintime
Argus now extreemly bearish. I walked outside and saw the sign "Hove House price crash feared" Read the article but also the comments more than 250 in a day. http://www.theargus.co.uk/mostpopular.var....ouse_prices.php
tigsrenting
With thanks to Tigs.http://www.housepricecrash.co.uk/forum/ind...showtopic=66611 Thanks Cview. I must say I have thoroughly enjoyed the Argus today. Some of the comments were absolutely brilliant. Well done to all HPC'ers. I still can't get over that they ran it on the front page. brightonwatching
Now then Would you.... a) Buy this http://www.sequencehome.co.uk/detail.asp?id=PRP100887 (For £275K - Note started off at £350K) or Rent this http://www.rightmove.co.uk/viewdetails-998...1&tr_t=rent (£975pcm) Same block/conversion, in fact the rental is superior. Buy cost pcm - 6.18% over 25 years - A staggering £1850 subject to varying rates Rent £975 - You could save the difference between that and 1850 in a decent account and save £275K in less than 25 years without the risk of interest rates killing you, maintenance costs, building insurance, house price gains and losses. Why anyone would pay this sort of money for that sort of property is unbelievable. Crazy stuff.

whatnow?
They're all waiting for the spring bounce. Hopefully it should fall flat on it's *rse. Fingers crossed. Knowing you are a cash buyer I imagine the EAs will be phoning you quite a lot They ring me all the time but never accept my offers!Usually about 15% off on properties that have been on 8 months plus.I don't get them at all.Lots of chains breaking and thwen they ring us again but still won't accept. We offered 200 on a flat for 225 which is not mortgageable and an absolute wreck but ideal for us because of location. It has fallen through twice post survey and they came back to us yesterday to give us the chance to offer again but we said we wouldn't increase our offer And they still want more! There is a conservatory listed on the details which is in fact a storeroom/lean to with a plastic corrugated roof and is full of leaves! Agents and sellers still deluded here
CviewUK
Agents and sellers still deluded here There is very strong demand from Londoners and economic immigrants. And come Easter every holiday maker will want to buy a second home.
equitystasher
I am now seeing the amount of property in my search criteria edge up again since it fell back in December. Originally when I started the search back in Febuary last year it would include 5 pages. Now its 10 pushing 11. I am seeing some price falls on a limited amount of property. Prices are edging down. I expect its going to take another 6-8 months before we start seeing significant falls. I am also keeping a eye on 2 bedroom rental flats as I am looking to rent. I am also seeing rental prices drop. Anyone else seeing this?
yellerkat
Anyone else seeing this? Not really - yet. Within 0.5mi of home postcode; houses min 3 bed up to 400k : just one "reduced" from 400K to "Offers around 400K". (BN2 5xx)

tigsrenting
Not sure if this link will work, but it's page 7 of latest homes. http://thelatest.co.uk/homes/ Just picked up this rag, well it is free, anyway they have started a letters page "The place for property professionals, buyers and vendors alike to comment on the state of the industry and bring to the attention of our readers their personal beliefs and experiences" The letters are all from EA's, Hamptons, Jacob Steele, Hyder and Bonnett's, so you can imagine some of the b0ll0cks they have spouted. I think this in reply to the Argus a few weeks ago and I have noticed a lot of them are not advertising there anymore on a Wednesday. You can email your letters to: propertyletters@thelatest.co.uk Whether we get them printed is another matter but it will be intersting to see. yellerkat
Cracks in the miracle economy that is Brighton & Hove! I've been following +-27 3+ bed houses within 0.5 miles of our home postcode. They've been sticking seemingly forever, but things have started - slowly - to change! OK The 1st two are Whitehawk but who's fussy! http://www.rightmove.co.uk/viewdetails-189...=3&tr_t=buy14th Feb 2008 * Price changed: from 'Offers in Excess of £239,950' to 'Offers in Excess of £225,000' 23rd Jan 2008 * Initial entry found. http://www.rightmove.co.uk/viewdetails-184...=2&tr_t=buy 5th Feb 2008 * Price changed: from 'Offers in Excess of £287,500' to 'Offers in Excess of £285,000' 23rd Jan 2008 * Initial entry found. http://www.rightmove.co.uk/viewdetails-959...=2&tr_t=buy 17th Feb 2008 * Price changed: from '£349,950' to '£339,950' 23rd Jan 2008 * Initial entry found. http://www.rightmove.co.uk/viewdetails-946...=1&tr_t=buy 17th Feb 2008 * Price changed: from '£399,950' to '£389,950' 23rd Jan 2008 * Initial entry found. http://www.rightmove.co.uk/viewdetails-175...=1&tr_t=buy 30th Jan 2008 * Price changed: from '£400,000' to 'Offers in Region of £400,000' 23rd Jan 2008 * Initial entry found. silver surfer
What's the opinion from Brighton/Hove residents about the street and area that this property is in? http://www.findaproperty.com/displayprop.a...p;agentid=13850 Hard to park, overun during summer, front gardens full of used needles, too far from local amenities? Whatever your thoughts I'd be grateful if you could share them. BTW, I'm looking to pay about £600k, so I'd need the crash to bite a little harder before this becomes affordable, but it seems to tick most of my checklist. HovelinHove
I walk up that street a lot, it's not too bad, but I'd never pay 3/4 of million for a semi there, maybe £525-£550. You can get a lot more for your money if you look around the area. Anyway, in the last crash Brighton and Hove fell by 40% so I wouldn't touch anything around here at all. There are very few well paid local jobs, and with city bonuses moving away from property, this town is going to get hit hard.
tigsrenting
http://www.findaproperty.com/soldsearch.as...&pid=420994number 34 went for £550,000 at the end of October 2007. Why the big hike in three months? I think that one was on for ages as well and had to drop considerably, unless there's another one still lingering. For that sort of money the rooms are poky. As to the hike well it is with the new boys on the block Hamptons. They've got another at Westbourne Gardens on at 700K whilst others in the road started off at 565K, drop to 550K and still hanging around. Like the location it is handy for the shops and beach, dreadful to park if no driveway. As to the King Alfred developement along the road, anyone think it is a good idea?
