  3. I agree with Hamish, this is what spline's data says. Don't forget though, that according to spline's graph in my last post, we still have to feel the effect of the massive approval drop of the last 6 months. So if you believe that we have 20k approvals until 0% HPI, you must also believe in an increasing rate of decline before that point.

  7. Buying at auction for 256 and selling on the open market for 300 after a refurb doesn't sound like much of a result to me. Still, hurriedly tarted up flats at full market price are exactly what people are looking for these days, right?
  8. Someone I kow in the building industry told me yesterday that they are exceeding their targets for new sales*. My local estate agents (fox and sons, Brighton) was busy on Saturday for the first time since I Moved there in 2007, and they are advertising for a mortagage advisor. Anecdotally, I'd say there is definitely a bounce. I'd be surprised if this translates into price rises, but it's certainly not impossible. Pehaps we've reached a trough in transaction levels, so the industries targets and staffing levels have already been adjusted ot handle those volumes, so any minor gain beats targets/requires new staff. What surprises me is approvals being so low - where is this money coming from. I still expect another 4 years of price drops, but it's interesting seeing the to-ing and fro-ing of the market.
  9. I can't remember which town that song was about... but it wasn't Brighton. I find Brighton in the winter a great place to be - it's beautiful down by the beach. Much rather be down there than in London. The prospects for the town are looking worse and worse though - I mentioned on another thread that unemployment benefit claimants increased by 16% in February alone. Taxi driver I was talking to last night had an 18 year old daughter who has just got a call centre job, after beating 100 other applicants.

  11. Just looked on Rightmove (3 bed Brighton), and there seems to be a lot of recent supply (last 14 days) at higher prices. A change in sentiment might be tempting people to try and market their house again? Or my finger in the air method could be unscientific.
  12. That article is badly worded, but the figures of 180k in 2008 v 200k in 2007 suggest you are right.
