I dont normally post drops associated with retirement properties, but this and a few recent posts are demonstrating a trend that I have been noticing for a few weeks now. Since withdrawing from this thread a bit this year, you will have noticed that the 20% rule has become the 30%plus rule (with some exceptions in the high 20's). The number of 20%plus properties seems to have increased significantly over the past month; and whereas I used to see retirement properties in the 30%plus region, these have now expanded into the 40 - 50% range. So normal and retirement properties are "shifting right", which is an interesting trend if it continues! People buying now really could be catching a falling knife. Sackboii Posted February 8, 2023 Share Posted February 8, 2023 (edited) I’m starting to see several properties that were originally listed back in summer 2022, that did get reduced but still not sold, being pulled from the market. Not ‘meh’ properties, but nice, desirable ones that would have sold in a few days a year ago. I guess we’ll see many sellers not in need of a move per se just pulling them from the market rather than selling at what they perceive to be below value. Sort of ‘retreat and regroup’ manoeuvres. I think there will be more of this in the coming months/year. What will we end up with then ? A glut of falling ‘meh’ properties not selling and nothing of any real use to anybody on the market ?
