And despite what we say, jobs do exist in cities such as Leeds, Birmingham, Manchester, Newcastle, Liverpool, Nottingham. The average man being able to put a roof over his head without a lifetime of struggling under debt = HPC for me. Wanting £400k houses in the South East to fall down to £300k is a fools errand. It seams to me that whilst some areas in the South East are expensive there are some which are not... the term South East is no longer actually representative of the South East but instead people refer to it when they actually mean London and Surrey which simply skew the figures! FYI: I live in London now but grew up in Manchester and the problem here seems to me that the houses you say are affordable are in areas where poverty and unemployment is rife. Her gran still lives in the house, the other pair of the semi sold for £375k a few months ago, and the detached house next door went in under a week for £600k. When you take those out, you're left with a relatively small number of desirable properties, especially when you limit it to those properties that are commutable to areas with lots of good jobs. I don't want to trot out that old 'good areas immune' bull argument, but to reuse my phrase, I think it's a 'fools errand' lusting after those when starter homes are now becoming affordable. Don't get me wrong, the credit bubble has obviously driven up the price and I think there will be falls. However, I still think you're wasting your time on here waiting for these falls. There are so many people wanting to live in these areas that you will be outbid even if the average price is 2x salary. I wonder though, what percentage of our housing stock is made up of housing estates, terraces, city apartments - the sort of thing on that list? When you take those out, you're left with a relatively small number of desirable properties, especially when you limit it to those properties that are commutable to areas with lots of good jobs. I couldn't agree with you more; there's so much lousy housing stock out there, especially in London and the surrounding areas. My partner and I are looking for a 2 bedroom place, in South East London Zone 3/4, and you won't imagine the number of flats that are between 50-70sqm, which is tiny. Even the government has just mandated that new council stock will need to meet minimum size requirements, I think it is 70sqm for a 2-bedroom, no? The reason why we have all these really tiny apartments is that during the boom these were all people could afford, and there were those so desperate to get on the property ladder that they "put up" with cramped tiny flats. I can literally see that 2-bedroom flats below 70sqm are sitting around for months with no offers, whilst the 70-90sqm flats, decent sized, are being offered left right and centered, and some are going for a premium as there's lots of people chasing after them. The housing market is definitely diverging. Just like the commercial properties now, the prime are going for premiums, while the sub-prime are struggling to attract any interest. And despite what we say, jobs do exist in cities such as Leeds, Birmingham, Manchester, Newcastle, Liverpool, Nottingham. The average man being able to put a roof over his head without a lifetime of struggling under debt = HPC for me. Has it occurred to you there might be a reason why they are cheap? They might be in an area where the security compares favorably only to Mogadishu, or in a terrible state of repair. It is pretty certain that there are very few if any places in the UK where a sub-100k house would be in any way suitable for bringing up a family. In fact, those places are clearly too cheap even for benefit claimants to live in. Do you really think those areas were untouched by the bubble or have had a crash early? Luxuries will always be at the edge of affordability, even where affordability is dictated by levels of credit. Bejesus. That's what I want, a 400K house for about 260K.
