Some Big Drops Here

I can't afford any of them but it is fascinating to see what you get for your money in your part of the world.

Nice big houses, with character, with land... In my part of the World those sums would buy you a nice house but nothing special.

The more some of you lot post prices in your areas of the UK the more I think I should move.

The tipping point seems to have been reached at last here too.

Seeing drops of up to 5% over the last few weeks - prior to that you didn't see any drops at all (for the last year or so).

It's all sooooooooooooo slow though. We need drops of 50%, not 5%. A ludicrously overpriced house moving from 475k to 450k doesn't really mean much.

Why is Norfolk so cheap? The rule of thumb seems to be that if something looks to good to be true, it is.

Because you cannot get a job and if you did you would be paid peanuts.

Also in Norwich and the nicer parts of Norfolk its not cheap at all check out places like Wells on Sea and other beauty spots.

You've been assymilated into thinking £700,000 is "cheap" :D Consider what you'd have to earn to have a 3x mortgage for those..

And as mentioned, earning £200k a year in Norfolk is no mean feat.. I think there are alot more £700k houses than there are £200k earners.

There's alot of flooding around those parts too

Yes it seems to be the same where I am.

I've been looking at 3 bedroomed semis and detached houses. All of a sudden i seem to be lloking at 4 and 5 bedroomed detched houses (in my price range). I don't want or need a big house like that so my price has now dropped.

But like I say it's been sudden, over the past month or so. I'm sitting toght to see what happens because I've also noticed that houses on my watch list are no longer selling.

Take a look at these houses in North Nottinghamshire. A dozen houses in the postcode, 4 of them for sale. Three have price drops of between 18% and 28%. The new entrant at £2M doesn't stand much chance!

On this page alone I see the following drops:

£95k drop (from £795)

£95k drop (now £500k from £625k)

£75k drop

£25k drop

All showing in the last 48hrs

And that's before negotiation

Music to my ears, I'm looking at Norfolk too, lower down the price range than those you highlighted, seeing lots of price drops there too, must be an indication that they aren't getting any viewings/offers, so much for the Spring bounce!

Going to view a house this weekend that hasn't had a viewing since it was put up for sale 2 months ago, not really overpriced in comparison to others either, just reduced by £5k, but still needs 15-20% off for me to buy it though. ;)

Supply in my search area has nearly doubled since the end of last year, it's definitely a buyer's market out there! :)

What kind of discount to the estimated peak 2007 selling price do you think you acheived?

Around here asking prices have crept back up to within 5% of the peak 2007 selling price, so serious haggling/desperate seller would be needed to acheive just 20 % off peak.

That is some tidy saving, result.

Back in 1994 I paid £250k for a house that was up for £380k.. your deal looks like we may be going back to those days !

Not a million miles from me. Interesting price history, healthy drops although I think there`s still a long way to go. Not many people around here with that sort of dosh.

The big houses are going to drop the most , people even with no mortgage's who bought them years ago can not afford to run them , houses are money pits and the bills keep going up. Speaking to a mid forties couple recently who were looking to trade down , they said most people they knew were trading down houses and cars.

Maybe trading down is going to be the new keeping up with the jones.

One for Pent Up: An attractive house set in an acre of land in a tucked away position, with a triple garage block and no work needed, under £700k.

Previously it has only been possible to find a house like this in rural north Essex, where prices are 10-15% cheaper. Danbury is a desirable area with great schools (4 of the top 10 state schools in the UK in reach). I am really hoping today's bargain price sets tomorrow's standard (although I fear this will be snapped up* too quickly for EAs to notice).

*Apologies to those who die inside a little bit more every time this phrase is used. I couldn't think of anything better.

I think you might misinterpret here what property-bee shows you. Essentially all the "changes" that you see have happened compared to the last time somebody with property-bee installed did a search for the area you look at. Looking at how many properties for me show up as newly found with today's date when I selected random pages in your link I simply think very few people use property-bee in this area.

So these drops you think happened in the last 48hrs can (and probably are!!) in reality be spread out over a much longer time-frame.

ps) However the fact that from your link out of 202 houses only 4 are STC is pretty telling that the market in Norfolk is truly dead.

One area I monitor, East Northants, now has regular drops of 5-10% and more importantly, almost all still not going under offer. Although 5-10% is peanuts when property is 30%+ overvalued, it sets the new 'normal' price at which further reductions/negotiations start and where EA's value new instructions.
