Nice big houses, with character, with land... In my part of the World those sums would buy you a nice house but nothing special. Seeing drops of up to 5% over the last few weeks - prior to that you didn't see any drops at all (for the last year or so). It's all sooooooooooooo slow though. We need drops of 50%, not 5%. Because you cannot get a job and if you did you would be paid peanuts. Also in Norwich and the nicer parts of Norfolk its not cheap at all check out places like Wells on Sea and other beauty spots. You've been assymilated into thinking £700,000 is "cheap" Consider what you'd have to earn to have a 3x mortgage for those.. And as mentioned, earning £200k a year in Norfolk is no mean feat.. I think there are alot more £700k houses than there are £200k earners. All of a sudden i seem to be lloking at 4 and 5 bedroomed detched houses (in my price range). I don't want or need a big house like that so my price has now dropped. But like I say it's been sudden, over the past month or so. I'm sitting toght to see what happens because I've also noticed that houses on my watch list are no longer selling. Going to view a house this weekend that hasn't had a viewing since it was put up for sale 2 months ago, not really overpriced in comparison to others either, just reduced by £5k, but still needs 15-20% off for me to buy it though. Speaking to a mid forties couple recently who were looking to trade down , they said most people they knew were trading down houses and cars. Previously it has only been possible to find a house like this in rural north Essex, where prices are 10-15% cheaper. Danbury is a desirable area with great schools (4 of the top 10 state schools in the UK in reach). I am really hoping today's bargain price sets tomorrow's standard (although I fear this will be snapped up* too quickly for EAs to notice). *Apologies to those who die inside a little bit more every time this phrase is used. Essentially all the "changes" that you see have happened compared to the last time somebody with property-bee installed did a search for the area you look at. Looking at how many properties for me show up as newly found with today's date when I selected random pages in your link I simply think very few people use property-bee in this area. So these drops you think happened in the last 48hrs can (and probably are!!) in reality be spread out over a much longer time-frame. ps) However the fact that from your link out of 202 houses only 4 are STC is pretty telling that the market in Norfolk is truly dead. Although 5-10% is peanuts when property is 30%+ overvalued, it sets the new 'normal' price at which further reductions/negotiations start and where EA's value new instructions.
