Scottish House Prices In The Media

Here's a good news story which illustrates that things are slowly changing. This house was on Secret Agent TV programme. The presenter told the owner she needed to reduce price. She was on at offers over 520k and utterly refused to entertain any discussion of reducing the price. All the cliches came out - "stamp duty threshold is the buyers problem not mine" "not giving it away". After the programme aired she finally agreed to change the offers over (but kept the price). Then 500k. Briefly went under offer but now reduced to 460k. If this stubborn vendor has finally accepted that she cannot beat the market, there is hope for all others too.

Yes, saw that show, she was an ass. Looks like this house is not quite as "special" as she wanted to believe? Maybe another price change is in order? 360k perhaps?

BELOW HOME REPORT VALUE - how reassuring.

Not sure what your point is, but since the HR will be sent to the buyer's lender, and the lender will lend on the lesser of the HR value and the purchase price, it lets the buyer know that they'll be able to buy without having to find more ready cash than the lender's required deposit. If they bought for over the HR value, the lender would lend at the valuation figure, and the buyer would need more cash to put into the deal.

You seem to have a bee in your bonnet about HRs.

Anyone read the metro yesterday ? Was about what areas had the lowest falls in house prices over the past 5 years. Started off with saying something like 'If you want to buy a house the country is the place to be'.

This is because prices there have fallen less than in cities. So the best place to buy a house is in an area where they have fallen less in cost than elsewhere ? How truly bizarre this country is when it comes to house prices. Many people's brains seem to have some sort of malfunction when on the subject.

I can understand MartinE's suspicion towards home reports. There are some very inflated valuations knocking around which are not supported by recent sales data: I wouldn't be surprised if some surveyors overvalue to get business. I won't name names one but one Edinburgh/Lothian/Borders agent always seems to manage to get surprisingly high valuations for their clients......

Anyway, the main point of this post is to suggest that the property discussed has been on the market for more than a year so the Home Report will need to be "refreshed", and may not be acceptable to any lender in its current form. We had our home report refreshed at our buyer's lender's insistence, even though the report was only three months old. Banks are a law unto themselves at the moment.

BBC

However since the 2007 market peak the average property price has fallen 21%.

Since the height of the market five years ago the average price of terraced properties has fallen by 27%, with flats down 23%.

How come all the articles and surveys talk about the market being flat, yet this survey shows significant falls.

Can someone please give these figures to current vendors as they don't seem to realise their properties have fallen in price.

reporting Scotland - general trend for low sales and prices dropping - shock horror. However they did get an estate agent on to tell everyone that the worst hit by all this were FTB's. Aye as a potential first time buyer prices falling is quite devastating news. . . . . .

Didn't think anyone was reading this sub forum anymore. Anyway, latest Scottish stats:

http://www.bbc.co.uk/news/uk-scotland-scotland-business-20137044

The downward trend in Scottish house prices and the number of homes sold continued over the summer, according to official figures.

The average cost of a home fell by 2.3% between July and September, compared with a year ago, to stand at £159,310.

Registers of Scotland data showed nearly 20,000 houses were sold during the quarter - but that was the lowest number since records began in 2003.

Never saw it. General jist of the chat ?

And let me guess they had their resident 'expert' Mr mcrae on?

They seem to have wheeled him out for any Scottish housing chat for years now.

The Bbc have been remarkably quiet on Scottish house prices for at least 6 months now.

Have the Scottish stats from the Lloyds house price monitor/register of Scotland been very much down over this period ?

Or is that my cynical mind putting two and two together . . .

Puff piece today on reporting Scotland. Property is a good investment again apparently.

First telling us that prices have risen in most places over the past year - Jackie burd had such a grin on her face I literally thought she had just placed a rampant rabbit somewhere rather sensitive.

We then get to see a first time buyer - apparently this is good news for him - the fact he may have to pay more for something - is apparently lost on this lot.

They did mention a few areas with prices falling - but ended with some estate agent telling us that places had made up the losses since 2007. Try telling that to a punter in a Gorgie flat who will be lucky to get 85k for something they paid 130k for.

Quite amazing how they just simply stopped reporting when prices were falling.

Another good reason for not paying a licence fee.

First time I have heard Scottish house prices on reporting Scotland for ages. Jackie bird again. Smiles all round. Prices up in the last 3 months apparently.

Their bias really is beyond ridiculous.

Of course the media could have a look at the real statistics that are published.

e.g. https://www.aspc.co.uk/media/21548/third-quarter-2014.pdf

For Aberdeen - housing boom is over and "In the third quarter of 2014, house prices in Aberdeen City and suburbs increased by 0.6%."

The RoS report is just out too:

http://www.ros.gov.uk/pdfs/ros_statistical_report_jul-sept14.pdf

Having had a quick look through - it would indicate that prices are up a bit over the year but volumes are much improved.

Second news story on reporting Scotland too. This is the opinion of surveyors - whereas the recent land registry figures showing a large fall ? Nah - not deserving of the same publicity.

Just think of how many times RICS have predicted the opposite of this over the last 7 years - and how many times that's got mentioned on reporting Scotland ...

Also looks like we are back to Scotland 'bucking the UK trend'.

It's like getting a time machine and typing in 2007.

Bring on 2008 :)

It's nonsense. It's like the only news on housing that can be broadcast is prices and demand rising. I've not seen one news report on Aberdeen's drop in house prices.

I heard it vaguely mentioned a few times but only as part of a larger piece on the Aberdeen economy as a whole. I don't think they actually mentioned prices "falling" though.

Again - first time I've seen Reporting Scotland mention house prices for ages. Guess what ?

"Bucking the trend"

If this follows the previous 2007 onwards movement - in a year or so we can expect prices here to start following the rest of the UK down.
