The presenter told the owner she needed to reduce price. She was on at offers over 520k and utterly refused to entertain any discussion of reducing the price. All the cliches came out - "stamp duty threshold is the buyers problem not mine" "not giving it away". After the programme aired she finally agreed to change the offers over (but kept the price). Then 500k. Briefly went under offer but now reduced to 460k. Not sure what your point is, but since the HR will be sent to the buyer's lender, and the lender will lend on the lesser of the HR value and the purchase price, it lets the buyer know that they'll be able to buy without having to find more ready cash than the lender's required deposit. If they bought for over the HR value, the lender would lend at the valuation figure, and the buyer would need more cash to put into the deal. You seem to have a bee in your bonnet about HRs. Started off with saying something like 'If you want to buy a house the country is the place to be'. This is because prices there have fallen less than in cities. So the best place to buy a house is in an area where they have fallen less in cost than elsewhere ? How truly bizarre this country is when it comes to house prices. I can understand MartinE's suspicion towards home reports. There are some very inflated valuations knocking around which are not supported by recent sales data: I wouldn't be surprised if some surveyors overvalue to get business. I won't name names one but one Edinburgh/Lothian/Borders agent always seems to manage to get surprisingly high valuations for their clients...... Anyway, the main point of this post is to suggest that the property discussed has been on the market for more than a year so the Home Report will need to be "refreshed", and may not be acceptable to any lender in its current form. We had our home report refreshed at our buyer's lender's insistence, even though the report was only three months old. Banks are a law unto themselves at the moment. That shows that even sellers and EAs know they are too high, though I'm sure they do nothing to persuade the surveyors to be more realistic. How come all the articles and surveys talk about the market being flat, yet this survey shows significant falls. However they did get an estate agent on to tell everyone that the worst hit by all this were FTB's. Aye as a potential first time buyer prices falling is quite devastating news. . . . . . Registers of Scotland data showed nearly 20,000 houses were sold during the quarter - but that was the lowest number since records began in 2003. First telling us that prices have risen in most places over the past year - Jackie burd had such a grin on her face I literally thought she had just placed a rampant rabbit somewhere rather sensitive. We then get to see a first time buyer - apparently this is good news for him - the fact he may have to pay more for something - is apparently lost on this lot. They did mention a few areas with prices falling - but ended with some estate agent telling us that places had made up the losses since 2007. Try telling that to a punter in a Gorgie flat who will be lucky to get 85k for something they paid 130k for. Quite amazing how they just simply stopped reporting when prices were falling. The RoS report is just out too: http://www.ros.gov.uk/pdfs/ros_statistical_report_jul-sept14.pdf Having had a quick look through - it would indicate that prices are up a bit over the year but volumes are much improved.
