I use the figures to analyse trends. I look at the houses that have been on the market for more than 1 year and see how much they drop in the first instance. In my area its now about 100K.

This gives me hope more than anything else. Unrealistic expectations followed by 2 years of life on hold followed by dawning realisation of the house price inflation no longer here.

I am quietly confident for 2010.

Nicely put. Hopefully in the new year more people will let go of the thought of what they could have got for their house 2 or 3 years ago. Maybe encouraged by the stamp duty holiday being over, VAT increase, increasing unemployment, new government, spending cuts......

I really do hope so, because i'm starting to get really impatient and frustrated with the whole thing. My fiancee and i have pretty much put our wedding on hold until we find a house.

why put your wedding on hold because you don't own a house?! lifes too short to put your life on hold for a property crash, get yourself wedded - unless your living with your folks that is!!

that said, i do understand the sentiment, when i told my family my wife was expecting our first (now delivered) the first question from 3 of them independently was "are you going to buy a house now then"... their oldy worldy logical approach to life annoys me immensely, can renters not have kids now? is my childs phsyque going to be irrepairedly damaged if in later life he realises his parents lived in a rented house when he was conceived.... i doubt it - life goes on and needs grabbed!

Yeah you're right, and i guess that's the sentiment that i have, that once you get married you should own a house. I am starting to wise up though! I think that if we haven't found a house by spring time, we will set a date for the wedding and rent a house if we haven't found one we want to buy before then. (we both still live at home by the way).

I agree with others that we may begin to see less drops going forward in general as EA's will begin putting properties on at more realistic prices, so both numbers dropping and the percentage drops may be smaller....
