Update.. nice enough house I guess.. but the bedrooms were way too small, upstairs there were just 3 bedrooms, 2 were just 8x6 boxes and the other was narrow and only had room for a double (not king/queen size) and no room for side tables.

The kitchen at first glance looked nice until we wondered where the freezer was.. or the hob (the aga had 2 rings).. or where the microwave was.. etc.. or space for a washer and tumbler (we have a 3yr old, we need both running !) there was simply no space for those things.. and the EA said we could put a freezer and tumbler in the garage.. Not ideal, since call me a bluff old traditionalist, I'd quite like to put a car in the garage.

The icing on the cake was the EA saying they were looking for full asking.

NEXT !

We're going to look at another place today.. for anyone familiar with poker terminology, my missus is "on tilt" at the moment I think..

It's actually easier to go see it, realise its crap, than spend hours explaining to her why it's crap.

It's this place. http://www.rightmove.co.uk/property-for-sale/property-19879482.html

I'm told English has the most words of any language.. I still don't think it has enough words to allow me to describe adequately what I don't like about it.

The town center town house battle continues....

http://www.rightmove.co.uk/property-for-sale/property-31703005.html

5 bedroom house for sale £260,000 Billing Road, Northampton NN1

I actually viewed this some years ago now. It has just been done up and was being sold with planning permission on the garage...it sold for £3X0K ( cant remember what ).

Subsequently the garage came on as a tiny little house and sold at some ridiculous price.

Now this place is on the market ( minus garage and half the garden.

Looks like a repo now too, see picture 11/17 for the tape round the tap !!!!

This has thrown the cat amonst the pidgeons though, this place :

Has been up for well over a year now ( I think ) and it finally reduced in price compared to what they bought it for ( thought I suspect they are wanting offers offer their reduced price...i.e. what they paid for it ).

http://www.rightmove.co.uk/property-for-sale/property-30203816.html

but still way above what zoopla/land registry would dictate as a sensible price.

"21 September 2011

* Price changed: £350,000 Offers in Excess of £332,500 "

Now the repo has come on, at what would be a decent price if it had a garage and a biggest garden ( ) . That one is a BIG house too.

P.S. Has anyone been round that way since the street lights have been turned off ? I have and I thought it was a bit scary....and I dont scare easilly.

We also had this meaty drop in asking price nearby this week:

http://www.rightmove.co.uk/property-for-sale/property-20002119.html

06 October 2011

* Price changed: £330,000 Guide Price £280,000

16 September 2011

* Initial entry found.

It really does look like we have finally turned the corner.

P.S. that town house might even be this one:

It definitely looks like some people are realising they need to sell quickly and the only way to do that is cut the price.

There will be no recovery

Its the sort of property someone who used to have a good job at the hospital bought - but since they've been made surplus to requirement they need to sell?

These properties need to come down in price, there not in such a great location, parking is impossible and there's no street lighting now!

We're going to look at another place today..

House viewed, and I was right :D

So many things wrong with it.. no central heating to the main body of the house "but it would be straightforward to do it " (well bloody do it then).

Then we were shown the garden "See this lovely large garden ? well.. this bit < points to a small square > would be yours.. the rest we're keeping.. look at that lovely house that we've built in the grounds, we're moving there"

Then there was the fact that there was no mains water, it's pumped from a well.. with all the filtration issues.

Then there was the detached annexe which had small windows, no heating, and would need a fortune spending on..

Then there was the attached annexe, which shared the family bathroom with the rest of the house.. no en-suites.

The list goes on.. and on.

There's not many decent houses for sale. Give up till the new year...you'll never be in for xmas ( 2 agents have said this to me....I dont give a t*ss about xmas, i just want a decent house for a fair price).

On the townhouse front. That repo makes these that have gone SSTC suddenly look badly priced:

Small anecdote: Our favourite friendly EA at Howkins + Harrison showed us details of a property they were asked to market.. they were draft details, the place looked nice, with a nearly reasonable price tag (in relative terms) and we'd have been keen to view it, even though it was near Cosby,Leics and not really in our search area, beggars can't be choosers these days.

Had a call from the EA to say the house was now unlikely to come to market because the EA had valued the house at 12% less than the vendor had wanted.. the vendors were furious at the valuation because naturally their house is unique (just like every other house) and they've spent a small fortune on solid flooring and expect every penny back plus a decent percentage on top.

The EA apologised but said this is the problem they're facing, they either go in at a stupid high valuation, or they don't get the business.

Another small anecdote, I made my first offer, couldn't be bother waiting any longer. My offer was 200K under the asking price. The agent didn;t flinch. It was rejected of course but I said I would leave the offer on the table. Looking at the land registry I think it was a fair offer. I think we need interest rates to rise before stupid asking prices are things of the past.

On a brighter note, at the middle of the pyramid, things like this:

http://www.rightmove.co.uk/property-for-sale/property-30420961.html

that have been stubborn for 3 years are coming down.

yes, there are some rather annoyed people out there.

What amazes me now is that so many people have now joined in the "high house prices are bad"..."the economy is f*cked"...."We need more houses"..."Nimbys are *****s"....without any prompting. The sheeple have turned.

The sheeple do seem to have found a voice. Its just a shame they didn't listen and speak up a few years ago!

http://www.propertywire.com/news/europe/uk-residential-property-values-201110195695.html [19th Oct 2011]

Average UK property has lost £7,500 in value in the last 12 months

London and the South East are the only regions to record rises over the last year with London and Aberdeen coming out as the best performing cities while Northampton is the worst performing city.

--

London and Aberdeen top the list of the best performing cities as the only cities in Britain to record a rise in average house prices over the past year. In London average property prices have gained 1.1% and in Aberdeen they have climbed 0.3% during the last 12 months. At the other end of the scale, it’s not been a good year for homeowners in Northampton or Leicester which top the list of the worst performing areas and where average property prices have fallen by over 6% since last October.

This came out on 19th Oct 2011 .. looks like the Chron missed it as well!

Looks like the pre-Christmas freeze has started, I'm seeing hardly anything new come on the market.

BTW, remember I posted a few weeks back about how Howkins + Harrison had sent me details of a house that may come to market, but in the end didn't because the vendors didn't like the valuation ? Well, Howkins contacted us yesterday, they had been contacted by the "vendors" of this house, to say that as we had expressed an interest in the house, we were welcome to view the property, but the vendors were still unsure if they wanted to sell or not.

My partner who took the call said, and I quote "Well, is it up for sale or not ? If it is, we'll view it. We're busy people and we're not going to view a property only to find the vendor is fvcking about and isn't serious about selling.".

Howkins were acting on behalf of the vendor, so had to make the call to us, but completely agreed with what my partner had to say and said "I'd tell them to poke it too".

Land Registry today

East Midlands

-1.6% MoM

-4.3% YoY

£122,973

I Saw that, northants though only down:

-0.1 MOM

-2.2 YOY

Volume wise:

July 2007 - 1,934

July 2010 - 938

July 2011 - 876

Down almost 7% YOY !!!! For July....prime buying season !!!

The agents really must be hurting, if they dont drive down prices now they will surely be in trouble by the spring.

When the top end houses that seem to be selling for over the odds stop the whole market will just go into free fall. Surely there cant be many mugs left, especially with such low sales figures.

we are basically about back to credit crunch sales volumes so the prices should catch up at the clever agents twig that there is no recovery. Green shoots...No...Brown sh*ts...Yes.
