TheCountOfNowhere Posted October 6, 2011 Share Posted October 6, 2011 Update.. nice enough house I guess.. but the bedrooms were way too small, upstairs there were just 3 bedrooms, 2 were just 8x6 boxes and the other was narrow and only had room for a double (not king/queen size) and no room for side tables. The kitchen at first glance looked nice until we wondered where the freezer was.. or the hob (the aga had 2 rings).. or where the microwave was.. etc.. or space for a washer and tumbler (we have a 3yr old, we need both running !) there was simply no space for those things.. and the EA said we could put a freezer and tumbler in the garage.. Not ideal, since call me a bluff old traditionalist, I'd quite like to put a car in the garage. The icing on the cake was the EA saying they were looking for full asking. NEXT ! It has just been done up and was being sold with planning permission on the garage...it sold for £3X0K ( cant remember what ). Subsequently the garage came on as a tiny little house and sold at some ridiculous price. Now this place is on the market ( minus garage and half the garden. Looks like a repo now too, see picture 11/17 for the tape round the tap !!!! There will be no recovery Its the sort of property someone who used to have a good job at the hospital bought - but since they've been made surplus to requirement they need to sell? These properties need to come down in price, there not in such a great location, parking is impossible and there's no street lighting now! Then there was the attached annexe, which shared the family bathroom with the rest of the house.. no en-suites. The list goes on.. and on. exiges Posted October 14, 2011 Share Posted October 14, 2011 (edited) Small anecdote: Our favourite friendly EA at Howkins + Harrison showed us details of a property they were asked to market.. they were draft details, the place looked nice, with a nearly reasonable price tag (in relative terms) and we'd have been keen to view it, even though it was near Cosby,Leics and not really in our search area, beggars can't be choosers these days. Had a call from the EA to say the house was now unlikely to come to market because the EA had valued the house at 12% less than the vendor had wanted.. the vendors were furious at the valuation because naturally their house is unique (just like every other house) and they've spent a small fortune on solid flooring and expect every penny back plus a decent percentage on top. The EA apologised but said this is the problem they're facing, they either go in at a stupid high valuation, or they don't get the business. Another small anecdote, I made my first offer, couldn't be bother waiting any longer. My offer was 200K under the asking price. The agent didn;t flinch. It was rejected of course but I said I would leave the offer on the table. Looking at the land registry I think it was a fair offer. I think we need interest rates to rise before stupid asking prices are things of the past. BTW, remember I posted a few weeks back about how Howkins + Harrison had sent me details of a house that may come to market, but in the end didn't because the vendors didn't like the valuation ? Well, Howkins contacted us yesterday, they had been contacted by the "vendors" of this house, to say that as we had expressed an interest in the house, we were welcome to view the property, but the vendors were still unsure if they wanted to sell or not. My partner who took the call said, and I quote "Well, is it up for sale or not ? If it is, we'll view it. We're busy people and we're not going to view a property only to find the vendor is fvcking about and isn't serious about selling.". Howkins were acting on behalf of the vendor, so had to make the call to us, but completely agreed with what my partner had to say and said "I'd tell them to poke it too". For July....prime buying season !!! The agents really must be hurting, if they dont drive down prices now they will surely be in trouble by the spring. When the top end houses that seem to be selling for over the odds stop the whole market will just go into free fall. Surely there cant be many mugs left, especially with such low sales figures. we are basically about back to credit crunch sales volumes so the prices should catch up at the clever agents twig that there is no recovery.
