pootle Posted August 23, 2007 Share Posted August 23, 2007 (edited) Estate agents report housing market slowdownLONDON (ShareCast) - The latest housing market survey from the National Association of Estate Agents (NAEA) has highlighted a slowdown in the UK housing market during July. It suggests the five interest rate rises since August last year are starting (Advertisement) to impact on consumers, helping cool household spending. Estate agents reported a slide in the number of registered buyers, the number of properties on their books and sales per agent last month. The number of people looking to buy a home fell 2.5% in July, with agents reporting an average of 314 buyers registered versus an average of 387 this time last year, the lowest figure since December 2005. In addition, the number of properties for sale dropped almost 34% in July, with the NAEA worried that home information packs (HIPs) will have a further adverse effect on housing supply in the months ahead. "The dramatically reduced figures reported by agents are clearly quite concerning," said NAEA president Stewart Lilly. "It is apparent that the summer season coupled with the interest rate rises has clearly affected buyers and sellers during the month, leading to the significant drops in buyers, sales and stock." He added that the turbulent weather has also hurt the market. "The next couple of months are likely to see the housing market continue to be slower than usual for the time of year as buyers and sellers gain back some confidence and much needed equity, enabling them to get moving once again." So demand is dropping, but so is supply! That has to be an EAs worst nightmare. No-one to buy and no-one selling. Why don't they lobby the lenders to cut their margins and lend at a loss to keep this baby rolling along? They should be complaining to Kensington and GMAC and Victoria that they aren't doing "hoodie" mortgages any more. "Gotta knife, a spray-can or a gun? Why not get a mortgage as well?" Our STR contract is coming up to renewal - our landlord is doing a valuation and considering whether to sell or renew (IO mortgage - rent not even covering this now). Luckily we've built a good rapport with the agent and he said - "he's missed the boat - it's really quiet at the moment". I trust his honesty - at the time when we saw it go manic a few months back he told us how unbelievable it was and that people were paying over asking price - in neither case did we ask the question in a leading way Also, looked in an agent's window the other day and they had plastered many "new instruction" stickers on properties - what they forgot to do was look at the paper - the genuine new instructions had nice bright colours from fresh printing - the others were stuck on property details that were really faded from the sun - doh!
