But if you had a freshly printed offshore SIV fund, would you blow it on a windowless sh*thole on some UK sink estate? Of course, thats EXACTLY where my "investment" would have maximum impact on asset values......the very areas that should fall the fastest taking the ones above in the ladder down with them. He didn't say that he thought yields were that low, the house in question does actually have a yield that low. I went and had a look at this one from the outside, thinking it may go cheap. Was to busy to look into it further but checked the result !!! WTF! Astonishing. Just shows that selling at auction is probably more profitable than using an EA - and at least it would sell quickly. Buying at auction will only be good value for money if we get lots of forced sellers, hard to come-by credit and high interest rates. Some numpty from a different town and no local knowledge will always outbid you in the current market. Edit: Just to say the price paid is inline with previous selling prices. I.e. it is overpriced as per the result of the housing market! But not any more than any other house in the area.
