WTF:

http://www.rightmove.co.uk/property-for-sale/property-47934281.html

"

4 bedroom detached house for sale Tudely Close, Wootton, Northampton

£380,000"

Peak of the housing bubble that collapsed the banks, circa £320K. Northants land registry still 6% below peak.

Who do the agents think will be willing or able to buy ?

Northamptonshire the focus for house search on Channel 4’s Location Location Location

"The four bedroom detached house Rinku and Sunder viewed in Crick is still on the market with Long Buckby-based agent Laurence Tremayne for £259,950.

Kirstie said the property was one of the ‘worst laid out houses’ she’d ever seen. However she said the family home had a huge amount of space and potential, describing it as a ‘developers dream’."

Another day...another load of sales falling through and price drops for NN1+15 miles.

Maybe someone else can confirm what I am seeing so any causal browsers of this forum can get a 2nd opinion.

It definitely looks like the market has turned big time.

Hi Count, not had internet connection for a while following my move into rental so haven't checked much the last couple of weeks, however looking today on rightmove IMO there are definitely indications that the market has turned. Price reductions, places coming on at slightly lower than equivalent houses wold have come on in the spring, houses still on the market despite being on since the new year etc.

One house that had gone SSTC on my old street a few months ago now back on the market with a small reduction.

Even at this stage I'm satisfied that my decision to STR has already paid off somewhat, and look forward to watching it unravel from here on in.

Thanks for the update BRV, glad to see someone else is seeing what I am seeing.

The madness continues though:

"5 bedroom detached house for sale

Swift Close, Grange Park, Northampton
£379,95
"
That will be a 3 bed house with 2 rooms in the roof space in an estate next to the motorway then.
Jesus is still weeping.

They were stuggling to sell over priced stuff like this 18 months ago for 220K.

"4 bedroom detached house for sale

Hocknell Close, Wootton, Northampton
£270,000"
Now, a bargain for £270K.
Struth, this thing is going to collapse hard.

Most excellent. B)

That is the most significant movement I have seen in 12 months or more.

I could hardly believe my eyes the number of failed sales and price drops today. Looks like the bottom end is falling apart quickly. I think the 2nd steppers will have disappeared now and with London apparently collapsing the top end will be dead to.

2007 was a bad time to buy a house...IMHO 2014 is MUCH worse!!!

Yes, agree.

Supply slowly ticking up as well in my search for 2+ bed houses up to £200K within 5 miles of NN1, just under 850 on now when it was around the 750 mark for a long time until around a month ago.

Excellent.

One other interesting fact...NN1+40 miles auction properties listed shot up to over 200, that's not happened for a good while either.

Things like this going to auction, fill me with hope:

It's crazy asking price day today, if you ask me:

5 bedroom house for sale
Weston Road, Olney, Buckinghamshire, MK46
£850,000

http://www.rightmove.co.uk/property-for-sale/property-48124631.html

5 bedroom character property for sale
Barn Owl Close, East Hunsbury, Northampton, Northamptonshire, NN4 :D:D:D:D
Guide Price
£700,00
4 bedroom detached house for sale
Hodges Lane, Kislingbury, Northampton
£495,000
4 bedroom detached house for sale
Grafton Way, Duston, Northampton, NN5
£435,000
5 bedroom property for sale
Badger Lane, Grange Park, Northampton, NN4
£399,950
5 bedroom detached house for sale
The Ridings,Grange Park, Northampton
Offers in Excess of
£350,000
The list just goes on.
Looking at the listings, MHO, Harrison Murray ( Aka ( if my memory/facts serves me right) The Nottingham Building Society ) have been trying for 18 months to hammer up prices, so I guess they can lend more to the people they sell their houses too.
Has anyone bought a house from HM and got a great deal from the Nortingham Building Society ?
The connection between money lenders and people pushing houses on to buyers seem somehow wrong to me and it should be made obvious from the start who the agents ultimately work for.

I'm also hoping but I'm familiar with that particular house and you're not seeing the full story there.

It's been for sale, on and off, since at least 2006 that I'm aware of.

Someone in my family looked at it back then and it has several issues.

The description promises a 'landscaped garden'. The picture tells another story.

Even Beirut had a "landscape".

Seen some crazy asking prices in the middle of the road prices ( aka the crazy 500K prices ).

4 bedroom detached house for sale
Tanglewood, Church Lane, Kislingbury, Northampton
£570,000
5 bedroom detached house for sale
Honeysuckle Way, Northampton, NN3
£550,000
( Why no picture of the front ? Would it be a view of the pylonds behind the house ? 550K for that, no thanks, 12 months ago bigger better places were over-valued at 400K )
5 bedroom detached house for sale
Park Avenue South, Abington Park, Northampton
£549,995
( been up for sale for a long time now, 550K to live on a main road...no thanks ).
5 bedroom detached house for sale
West Street, Upton, Northampton, Northamptonshire, NN5
£525,000
( Comedy gold, look at the size of the garden, asking £525K for that is an embarrassment ).
4 bedroom detached house for sale
Hodges Lane, Kislingbury, Northampton
£495,000
( I wouldn't pay 200K for that !!! ).
4 bedroom detached house for sale
Grafton Way, Duston, Northampton, NN5
£435,000
( WTF !!!! ).
I could go on.....

Developers give their houses silly names.

I propose they call that one the 'stevie wonder special'

Seriously, it looks like they made it from the leftovers of other houses. Looks like the bloody plot is the leftovers from another plot n'all.

I don't think that house is too bad, actually.

I've always quite fancied this house on the Newport Pagnell Rd, but over 400 grand for a small 3 bed semi? Two of the bedrooms are downstairs as well.

It's getting ridiculous now. A 2 bed semi with a loft conversion for £230k? F off! You could buy a 4 bed detached for that money four years ago.

I don't even find it funny anymore!

Seeing things calm down a bit elsewhere and lots of drops now:
