Resident asks Prince Charles for ‘eco homes’ help

The Upton housing development has more than 1,000 eco-homes - some with problems with their plumbing and solar panels.

Prince Charles apparently has a spanner, washers and a mop!

So Upton is a shoddily built estate.

Choices are .... buy a 80-100 year old terrace (probably surviving longer than its builders would ever have imagined) or a shoddy new build?

Old house may not have a cavity wall, possibilities for many problems.

New house quality just a sad joke.

When was the best 'vintage' for houses? 70s/80s and then was it early, mid or late in each decade?

Reading up on French and German rules for self-build - correct me if I'm wrong - but it seems easy to build your your own house if you have land. German houses mostly self-built (organised if not labour) - UK - badly designed and built estate boxes - built by the big 'builders' ie land hoarders and teh only ones with a chance (corrupt?) of grtting planning permission.

Needs local authority to sell serviced plots to self builders.

Except for the David Wilson part where to be fair they do seem to have done a good job with build quality.

Was it done before they were taken over by Barratts (or at least before the effects of the takeover kicked in)?

Probably was prior to Barretts ownership taking effect. Interesting to know - I wonder what the price differentials are?

I've heard good things about David Wilson built homes. Pity they were bought.

wikipedia - http://en.wikipedia.org/wiki/Wilson_Bowden

"2003. By then, Wilson was building over 4000 units a year and was regarded as one of the most consistently successful of the quoted housebuilders.[3] David Wilson had run the business for 40 years and experiments were made to ensure a controlled succession. However, in April 2007, just ahead of the next housing recession, the company was sold to Barratt Developments for circa £2.2bn.[4]"

I think I and others have said before that the estates like upton will be slums of the future, in out opinions.

I can see them getting progressively worse over time.

Good luck to the buyers but as people have said...buyer beware.

Home ownership aint what it used to be,

Buying is dead money. :lol::lol::lol:

Yes - I have a feeling that Upton will progressively be taken over by relocated Council tenants (from London) and housing associations tenants.

It all doesn't look to good for the future if some Upton properties are already having problems with their build quality. I doubt the residence will see Prince Charles popping over now.

Personally, I'm looking for a solid, well run-in 1940-1950s house, where all the faults should already be known and fixed to some degree. I don't mind a rewire.

"The first public hearing about the plan will begin at 9.45am on Tuesday April 16 at Franklins Gardens in Northampton.

After the first session, they will be held every weekday from 9.30am until Wednesday, May 1"

I might try to get along to one of those, be interested to see this in action - I bet there will be some SAVE OUR VILLAGE retired types!

Northampton estate agent urges vendors to consider importance of London buyers

Apparently, "once you’ve decided to sell your house, and if you believe that it will appeal to a London buyer, then you need to find an agent who has a London office network."

In most cases if you think a house in Northampton will appeal to a London buyer, you need your head read.

The trains to London are busy as are the roads south in the morning, someone must be commuting in.

Londoners buying is the only thing I think explains why the top end of the market has hardly dropped.

With a shared garage.

The house I offered on has gone SSTC, asking price about 100K above what the identical one next dioor sold for a few weeks ago ( and now on the land registry ).

It's insane.

Some other stuff I still drive past has been on the market for years.

This thing for instance:

http://www.rightmove.co.uk/property-for-sale/property-40902560.html?premiumA=true

been on the market for a long time now....reduced asking price by 70K in the last few months. The people next door paid 500K for their house and it's a noisy old bit of road and there might be a lorry park built next to it.

As I said, it's insane.

I like the way the estate agent has put the key features and summary in capitals - that should make all the difference now!

I wonder what other marketing tricks they have up their sleeve?

From the first photo this house is distinguished from similar box like properties by a deceptive lean to the right!

I find houses like this lack any character.

Group action to fix Northampton eco homes

A follow up story from the Chron.

"Mrs Hope said she was also aware of more than 30 other Upton residents who had experienced major faults, including three people whose home had flooded after a pipe burst. She said: “There are always little problems with new houses but these are serious problems."

Doesn't sound too good.

Hopefully a lack of transactions are starting to affect Estate Agent sentiment.

Been said many times, but EAs are better off with more transactions at a lower price than just a few at a higher one.

They have all been trying to be the last man standing.

But the costs must be mounting up.

Less offices, but still too many offices.

Less staff.

So fixed costs (rent, rates) still high, variable costs (wages) down.

Maybe the brighter EAs are twigging they need some transactions?

Hint to EAs - try to get the prospective sellers to ask realistic (lower) prices.
