Choices are .... buy a 80-100 year old terrace (probably surviving longer than its builders would ever have imagined) or a shoddy new build? Old house may not have a cavity wall, possibilities for many problems. New house quality just a sad joke. When was the best 'vintage' for houses? 70s/80s and then was it early, mid or late in each decade? Reading up on French and German rules for self-build - correct me if I'm wrong - but it seems easy to build your your own house if you have land. German houses mostly self-built (organised if not labour) - UK - badly designed and built estate boxes - built by the big 'builders' ie land hoarders and teh only ones with a chance (corrupt?) of grtting planning permission. Was it done before they were taken over by Barratts (or at least before the effects of the takeover kicked in)? Probably was prior to Barretts ownership taking effect. Interesting to know - I wonder what the price differentials are? I've heard good things about David Wilson built homes. Yes - I have a feeling that Upton will progressively be taken over by relocated Council tenants (from London) and housing associations tenants. It all doesn't look to good for the future if some Upton properties are already having problems with their build quality. I doubt the residence will see Prince Charles popping over now. Personally, I'm looking for a solid, well run-in 1940-1950s house, where all the faults should already be known and fixed to some degree. I don't mind a rewire. The trains to London are busy as are the roads south in the morning, someone must be commuting in. The house I offered on has gone SSTC, asking price about 100K above what the identical one next dioor sold for a few weeks ago ( and now on the land registry ). It's insane. Some other stuff I still drive past has been on the market for years. This thing for instance: http://www.rightmove.co.uk/property-for-sale/property-40902560.html?premiumA=true been on the market for a long time now....reduced asking price by 70K in the last few months. The people next door paid 500K for their house and it's a noisy old bit of road and there might be a lorry park built next to it. As I said, it's insane. Been said many times, but EAs are better off with more transactions at a lower price than just a few at a higher one. They have all been trying to be the last man standing. But the costs must be mounting up. Less offices, but still too many offices. Less staff. So fixed costs (rent, rates) still high, variable costs (wages) down. Maybe the brighter EAs are twigging they need some transactions? Hint to EAs - try to get the prospective sellers to ask realistic (lower) prices.
