Walked past this one today on the way to the park. A new build which i believe was someones garden last year. Most of the houses down this road are 4 or 5 bed detached and currently sell for between £550 - £650K (which I think is massively overpriced - I reckon £300K is more like it) and they're still selling (well a couple of sold signs are up at the moment). OK, the house in the link is 6 beds but £1,275,000 ???? The pics make the place look far bigger than it is. The house is just off the junction with an extremely busy main road, so sat in the back garden all you're going to hear is traffic noise. Everywhere around here seems to be stupid prices but i'm gobsmacked. £1,275,000 ??? They're having a laugh. I think we'll extend........... About a hundred years ago, mind you. But that looks awful - like some sort of mini Wag-palace. Quite out of keeping. Nice Kitchen though. Upstairs, one big suite, three average ones. and two loft rooms. And its in the w.midlands. I agree, £300k sounds about right. It's 17 foot 8" long x 13ft 11" wide (also to need to get out of the car when you drive it in). Agreed about the small room sizes. I'm not too impressed about the dining room being the opposite end of the kitchen. Nice house - but not £1m+ nice. I looked at prices in that road a year or two ago, after driving down it for old time's sake, and they seemed reasonable by standards at the time for what is a lovely road in an expensive area. Mind you it always was expensive. My folks moved there from the SE when I was 9 - which is an awful long time ago* - and even then one of the local EAs said to my mother, 'You're nobody here unless you've got three cars and a horse.' We'd only just acquired one car then. *hint, long before anybody had even heard of the Beatles. Used to babysit for a local EA while I was doing A levels - whacking great new house (not in Silhill Hall) obviously loaded. The bloke used to give me a lift home in his E-type! It was well flash innit. The Mrs had a Rover 2000. I liked them a lot, since they often came home well after midnight, for which they paid me double. The good old days when Solihull really was "Urbs in Rure" (a town in the country - it's the town motto). I lived away for about 15 years and it had changed a lot when I got back in 2001. Pedestrianised, shopping mall, town center pond & fountain replaced with a Costa Coffee, etc. There's worse places to be but it's not the Solihull I remember.... Here's another one down the same road £795,000 !!! I'm guessing my place which I bought in '96 is worth a lot more than I thought, but that's not much consolation if you end up having to payout out 5hitloads in fees and stamp duty to move. On the subject of that particular house, I can't help but think their "circular driveway" seemed like a good idea of the time... in practice, if you've got a couple of cars its' going to be a complete ball ache shuffling cars about. Not one of the flashest in the road by any means, but a good size 4 bed with a huge garden - loads of room for extensions, which someone's very likely done already. Wreck in Silhill Hall Road This one is a 1930's house which has just come up at a very "reasonable" £499,950. Well it would be if the place wasn't falling down! Went to view it today and it's a lovely old place, i'd even go as far as saying it would be my ideal home with great layout and good sized rooms. Only problem is the place has been neglected and doesn't appear to have had any updates since it was built (still has fires and sinks in all bedrooms). It has structural issues, subsidence, damaged drains, damp, rot, etc. The place would need completely gutting. Not to mention a JCB and a team of chainsaw monkeys to clear the forrest that was once a back garden. My back of a fag packet guesstimate is £250K-£300K to put everything right and refurbish. EA was claiming they were getting in offers close to asking price. Well if they are, the mugs are welcome to it. Half a million? FFS !!! I will watch with interest to see what it actually does sell for. I said it when I started this thread and i'll say it again.... HOUSE PRICE CRASH MY AR5E ! Edit to say - Similar houses which have been extended and refurbished have sold or are are currently up for sale for between £600 and £765K.
