  1. Yes they do. Lots for manchester i believe, that sounds like a good idea. I know a few student letting agencies have been discredited by the unions because of such things.
  2. is it? 40*52 = 2080 2080*5.05 = £10504 a year? edit: lol
  3. Heh, well the letter sort of worked..We got a response saying we would get our deposits back in 7 days, which we did. It turns out they then took off £12.50 from all 4 of us for cleaning! At this point my eye started twitching whilst i was speaking to them, i was totally outraged. I guess my next plan is to write another letter saying i want a breakdown and reciepts of exactly what was cleaned. Pointing out that they have no broken the law on two counts, firstly withholding deposits without reason and now taking money for what could be considered general ware and tare (the house was totally spotless when we moved out, cleaner than when we moved in).
  4. i have had two public sector jobs and am on my 2nd private sector job. The public sector jobs were the best by far. The pay reflected the job i felt and the environment was relaxed and great to work in. The working hours were also sensbile (8.30-4.30, 45 min lunch). In the private sector a lot more is expected and the hours are longer. The jobs in the private sector have been far more stressful...Probably already moaned about my parents but they work for the inland revenue and never seem to be in work these days. nice life for some.
  5. I guess that was my point, you know you could loose what you put in. In housing people do think its a win win situation. In some respects you could loose just as much in a bad housing investment. edit: Another thing, how prepared would people be to secure a bunch of shares against themselves to an worth which is more than they can afford? For instance if that share reduced to zero over night, could they afford it? With housing people seem to be happy putting as much money as they can afford into it with the idea that it will never fall in price, yet a small fall in value and a change in circumstances could see them in a very dire situation (much like the guy bubb is against)..i hope i make sense, i suck at explaining.
  6. Yeh i think Cisse is the way to go, he looks sharper and seems to suit our play more. I think Cisse will come good! I also think Liverpool far to often rely on one man efforts. We need a midfield that can make and score goals, something all the top teams have. £8m can be better spent.
  7. just thought i would add this link: http://www.citizensadvice.org.uk/index/pre...ress-030820.htm
  8. According to trading standards the agency are not allowed to withhold deposits without a reason so from what i can gather they are breaking the law in this case. They didnt contact us to tell us they were withholding the rent and their reason for doing so isnt valid.
  9. It seems its easier to calculate risk in the stock market. You could loose what you put in (obviously), the same should translate to the housing market but people seem to look at houses in completely different light. I probably dont know what i am talking about..
  10. heh the agency told us the rent were paying doesnt cover the landlords mortgage. I basically said thats there tough luck.
  11. Is that guy for real or do you think he is making it all up? he seems to have put a lot on the line over a game? or does he do this for a living in that fassion? perhaps he is very rich. DrBubb, 28%?????? ******!!! i need some of that, im sooo poor :'( Anyone want to buy my degree? Ill throw in some A levels..waste of ******ing time. edit: oh i have been playing www.virtualtrader.co.uk, even being the spaz i am i had made about 18% (lies it was more like 8%) in about 2 months..ill just check..hmm -6% weird one of the companies i bought shares in says closed (Corus Group) i lost £8k on them...weird why did it do that..urh i guess this is why ill never use real money whats even more annoying was they were my best performer...annoyed now!
  12. Wish i had 20k spare so i could follow what you do edit: heh like the link with cards, its all stacked on a joker no doubt.
  13. That is really scary from what i have read. It really highlights the major floors in peoples perspective of the housing market. That guy is insane and i cant believe most of the forum seem to think what he is doing is acceptable and anyone could do it... edit: it also does seem that he has cheated by securing the loans against himself, if i am understanding correclty. If you ask me his risks are far far greater than DrBubbs.
  14. Heh, someone the other day posted a link to an article that said something like "in the next 10 years our nation will be 73% richer". It seems more likely that we wil be 73% more in debt and the banks will be 73% richer.
  15. Hi, I rented last year in manchester through a firm called Opal estates (the biggest bunch of idiots that exist on this planet). Anyway, when we moved in we went over the house and updated their very incorrect inventory of the house. They took a copy of this. We also got them to send out someone to fix all the faults. We have had tons of problems with them. For instance, one time they took the rent from my sister twice and not from myself. After going in about 10 times trying to sort it out i said i wouldnt care about the whole mess if they got the deposits back quickly when the contracts end. My girlfriend phones up a few weeks after moving out asking where it is and is fobbed off with "it can take up to 4 weeks". She then phones up again a week or so later and is told the deposits are pending due to damage to one of the doors (hence the first guy lied to her). They marked this door as "good" on the inventory, but next to it we have written on the inventory that it was hanging off its hinges. Whats more annoying is we actually told them to fix that door specifically when we moved in only to be told the land lady wasnt prepared to pay for the price of a new frame and door. I then phone up and the agency guy says something along the lines of "the land lady owns the house and is withholding the rent and i will phone her up for you". That was yesterday, he never got back. I then phoned up again only to be told that the person who deals with it all has been away and will be back next week. I asked her how long this will take, "err, err i dont know". I push it and ask more specifically "4 weeks once it is put through". At this point i had to get off the phone to save myself screaming at her. Where do i stand with all this? why do i constantly have to wait for them? I am thinking of legal action and would like damages for lost time and money but i dont have records of conversations and by the time it got to court i imagine 4 weeks would be long gone. Any ideas? Seb
  16. I hope this hasnt already been discussed to death, if so please feel free to ignore this thread. Anyhow what really annoys me about this whole 'Doom and Gloom' thing is the fact that people bring it on themselves. Why do people keep on accepting that houses only go up and continue paying higher and higher amounts for houses? Why are people pushing so hard to get on the ladder and pushing 5, 6, 7, 10?? times there wage on a mortgage? I just fail to see why it gets to a point where everyone thinks they can no longer negotiate on the price of a house and just accept that theyre expensive. It seems to be some sort of mass sheepism! What really gets me though is after paying this insane prices they then turn around and cry when the houses havnt continued going on up for ever calling anyone asking for price reductions all 'Doom and Gloom'. How many times does history have to repeat itself...ah yes, this time is different.
  17. Thats insane! why would anyone who could afford £400k get a 1 bed appartment????
  18. What i dont understand with all this oil fuss is why some people expect oil prices to come back down? With the demand increasing what will cause prices to fall?..sorry if its a stupid question..
  19. hahaha i love this paragraph: "We already experienced the Internet bubble. The crash taught us all that a feeling of invincibility can lead to disaster. Now that we've learned this humbling lesson, there's absolutely no possible way it could ever happen again to us." edit: i assume its some sort of piss take? edit: reading on that would be a yes..hehe
  20. Unlike the people who talk the market up to make a quick buck? I dont understand why people think its so ok for people to make money as houses go up (off the back off a house price crash). But as soon as people talk about making money going the other way the old boomers get on the moral high ground and start spouting thoughtless nonsense. You should also realise there are people like me, just out of uni, saddled with debt with out a hope in hell in getting a house. I dont even meet the criteria for a council house.. Yes "This time will be different", never heard that one before.
  21. heres an idea! why doesnt someone go onto the C4 forum and make massive posts about how house prices will only go up telling everyone they should buy now while they can! etc etc..i wonder if they will censor that?
  22. Yeh you need that big cocoon when driving around town. I wonder how long before that kind of mentality gets people literally buying tanks..arnt they free to tax?
  23. i think we should start telling home owners and BTLers to jump off cliffs... edit: i suppose they will meet their house at the bottom anyway. edit: cant spell..why do i try..
  24. nice: http://www.stopurban4x4s.org.uk/safety.htm edit: gotta add this: "Urban 4x4s also have serious blind spots, extending more than 15 feet behind them.[8] In America, approximately one parent a week backs over and kills one of their own children in their 4x4.[8.9]"
