Talked to a friend last night who owns a flat in Hertford and he concedes that prices nationally will drop but says that the SE will remain at current levels due to the amount of money that people earn in the area. Who knows.

Hes waiting for the next leg up in 2009.

Property Bee is showing me very few reductions in Bishops Stortford :( Just been away for a week, and out of 143 homes for sale (4 bed houses £250-£550K), just 3 reductions in the last week and one sale fallen through. Small increase in properties for sale.

However, only 4 sold ;)

Will keep looking but the 40-50% falls i'd like seem a distant dream. What's going on? Stand-off time?

Are people super rich or super stupid in Bishops Stortford. I've been checking there regularly but there is not much happening in the way of drops. I would of thought it was a prime BTL area (they must be struggling by now) but also nice cummuter town for some of the "city boys" to buy. There must be something with the psyche in Stortford that they feel that it won't happen to them. Maybe when it reaches there it will hit big.

Also because prices are higher there, is it feasable that most of the flats that would usually be a FTB choice would be a "second" time buyers, especially now that 100% mortgages have gone.

What i mean is that most FTB's would get on the "ladder" somewhere cheaper. If this assumption is correct properties could potentially sit around in this area forever until they are reduced.

Members of my family sold a house in BS a couple of months ago and had to drop thier price by 5%. This haircut started at the bottom of the chain and worked its way up with everyone knocking off the same amount.

The price drops have begun. Its only a matter of time.

Prpoerty Bee update!

3 sales fallen through in the last 3 days :lol::lol:

4 price reductions, all about 5% (must try harder)

1 sale (!)

total properties up to 151 from 143, quite a lot of new stuff on lately.

Beginnings of encouragement.

Have you SEEN the number of boards in the HIgh St of Stanstead Abbotts? It's a forest!

No not been down there recently. Might go for a drive tomorrow and have a look. Will report back.

Just one thing- The SE will not suffer the HPC as bad as other areas of the UK as there will always be plenty of work (money) around. Discuss.

none of that FP. couple of friends have said this to me recently and I have been pondering it. Of course, my feeling is that extra wealth may have pushed prices in the SE to even higher levels making the fallout even worse. who knows.

Just had a browse through this weeks property pages of the Hoddesdon and Broxbourne Mercury this Sunday afternoon and found this:

I suspect they want to share/reduce costs as turnover is down. :lol:

So many properties over the £600k value and starting to see reductions in EN10/EN11.

This area is prime commuter territory for the city, just look at all the suits that get the train in on a weekday morning from Broxbourne/Ware/Hertford stations. This is not happy reading!!

Another wee gem from Property Bee - new build two bed appartments in Sawbridgeworth (easy communte to the City - shared ownership too)

So some poor bu66er, who bought earlier, has payed 10% more, for a lower share - oops! :lol:

Not this area, but over in NE Essex, just to show how the city banking crisis is beginning to hit in all areas, a neighbour of my parents told them this week that he was made redundant Tuesday having worked there 18 years and was one of their better performers too, recently getting a good bonus etc.

It was brutal as you can imagine, into work, directed at once into office to be told was redundant, escorted to his desk to get his personal things, where his boss was already rifling through his personal stuff out of his desk drawers!

Got a old farmhouse which recently had major refurbishment works, hopes to get another job quite quickly and had had feelers come his way, but let's hope so soon, because of his mortage etc.

Seeing some price drop on the bee in SG12 but the thing to report is the number of new properties coming onto the market in the past couple of weeks - especially 1-2 bed flats. Explosion!......or should that be Implosion :P

Some price drops in Bishops Stortford, quite a lot of sales falling through. I have noticed though, that since we upgraded in 2005 there are some properties on the market which are the same as ones on the market then. The prices NOW are still ~15-25% higher than then :blink:

There are still plenty of houses with no reductions in 3 months, they will not sell at those prices, why don't people realise this? Why don't EAs do their job? Very sticky with 2 or 3 notable exceptions - have seen isolated examples of >10% drops .

This has still got a long way to go.

Still keeping an eye open on price reductions in EN10/EN11 area but also again a large number of property coming on in the last few weeks, hardly anything is shifting at all at the mo.

We check the Mercury everyweek - I give it 'till the height of the summer when people are more desperate to move and repos happen more that we'll see big falls.

Thats interesting. Two estate agents in Brentwood are selling a bunch of properties & sharing the commission they advised me.

Having said that, I'm very interested in a property in Brentwood new on market but has had six offers on it!! Of course, mine was the lowest - :P

Here in Sawbridgeworth, the big stand off continues.

NOWT is moving, about 3-4 properties added every week -and drops in Property Bee are circa 8-10% across the board, some even saying 'Priced To Sell' :lol: - cheeky beggars! The biggest giggle I get is from the Shared Equity flats - they are now dropping the prices of the share, so you get a higher share for less money than some sucker who bought earlier.

Noticed this house in Nazeing was drastically reduced about five/six weeks ago with the description "Dramatically reduced for quick sale NO OFFERS." Guess what ? Yep it's still available.
