super trooper Posted April 27, 2008 Share Posted April 27, 2008 Property Bee is showing me very few reductions in Bishops Stortford Just been away for a week, and out of 143 homes for sale (4 bed houses £250-£550K), just 3 reductions in the last week and one sale fallen through. Small increase in properties for sale. However, only 4 sold Will keep looking but the 40-50% falls i'd like seem a distant dream. What's going on? Stand-off time? Are people super rich or super stupid in Bishops Stortford. I've been checking there regularly but there is not much happening in the way of drops. I would of thought it was a prime BTL area (they must be struggling by now) but also nice cummuter town for some of the "city boys" to buy. There must be something with the psyche in Stortford that they feel that it won't happen to them. Maybe when it reaches there it will hit big. Also because prices are higher there, is it feasable that most of the flats that would usually be a FTB choice would be a "second" time buyers, especially now that 100% mortgages have gone. What i mean is that most FTB's would get on the "ladder" somewhere cheaper. If this assumption is correct properties could potentially sit around in this area forever until they are reduced. Members of my family sold a house in BS a couple of months ago and had to drop thier price by 5%. This haircut started at the bottom of the chain and worked its way up with everyone knocking off the same amount. The price drops have begun. Its only a matter of time. CountryBoy Posted May 19, 2008 Share Posted May 19, 2008 Not this area, but over in NE Essex, just to show how the city banking crisis is beginning to hit in all areas, a neighbour of my parents told them this week that he was made redundant Tuesday having worked there 18 years and was one of their better performers too, recently getting a good bonus etc. It was brutal as you can imagine, into work, directed at once into office to be told was redundant, escorted to his desk to get his personal things, where his boss was already rifling through his personal stuff out of his desk drawers! NOWT is moving, about 3-4 properties added every week -and drops in Property Bee are circa 8-10% across the board, some even saying 'Priced To Sell' - cheeky beggars! The biggest giggle I get is from the Shared Equity flats - they are now dropping the prices of the share, so you get a higher share for less money than some sucker who bought earlier.
