A new study from Bradford & Bingley has shown that female investors are increasingly looking to the buy-to-let market as a way of ensuring their financial stability and desire to renovate properties.

And the research found that it's women of all ages who've got the buy-to-let bug, with a third starting off investing when they're under 30 and another fifth doing so once they pass 50.

The desire to renovate and extend also seemed to be high on the list of priorities, with almost three quarters saying they had done, or would do, this kind of work themselves.

“Women are taking control by buying and renovating properties and are being hugely successful at it. Many women have a strong business sense and when combined with an innate ability to multitask and a key eye for design, it can often create a winning formula," commented actress and property investor Fiona Fullerton.

This argument always amuses me, because rents can't outstrip wages.

Say someone working can't afford £800/mo for a mortgage, so a BTLer buys the same place. If the worker can't afford £800/mo mortgage, then they aren't going to afford £800/mo rent, are they? So it's going to make a loss.

As a former journalist and current PR man, I have to say that I'm very impressed with this piece of nonsensical PR puff. Read it through carefully and ask yourself what actual information it contains - none whatsoever. The only 'facts' in the article are that a number of women have invested in BTL (as if everybody presumed this was entirely the preserve of men until now?) and a couple of vague statistics about their ages.

The rest of it is pure padding, there's simply nothing there except fluff. You could sum the entire story up in once sentence: "Ladies, if you fancy pissing your money away on a BTL property - give us a call."

About three months ago I met a divorced woman in her early thirties with a nine year old daughter - they lived together in a nice big two bedroom council house on a perfectly decent, quiet estate that looked like it was kept in good order by the local authorities. I remember her telling me that they'd soon be moving out of the house into a studio flat which she was buying: "because renting is just dead money, and you've got to get on the property ladder even if it stretches your finances a bit".

Kept my mouth shut, obviously, because people with that mindset just don't want to hear it, but I feel really, really bad for the poor kid.

The BTL bug... worse than Ebola.

That nesting instinct may unfortunately lead to the demise of quite a few women.

I'm predicting an increase in the supply of single women for solvent men and at least a 50% drop in the direct cost of dating as women become more desperate. Wider costs, such as ostentatious personal effects will also be dramatically reduced.

It does have some lovely platitudes about good business sense, mulitasking and a good eye to provide that lovely bit of external validation of positive attributes for the girls.

Multi-tasking women mean business when it comes to the property market, reveals Bradford and Bingley

Women are a force to be reckoned with, as they are equal their male peers in terms of ambition and are juggling day-jobs, families and property investment, and take on much of the work themselves.

Research from Bradford and Bingley has revealed that more than three quarters of women who are in the investment property business are also successfully holding down a day job in addition to managing their own investment properties, and 42 per cent of those take on the majority of hands-on development/renovation work themselves.

The survey, which comes as part of the Bradford and Bingley Property Woman of the Year Awards, also found that 90 per cent deal with tradespeople personally, although, disappointingly, 48 per cent of those feel they are quoted higher prices as a result of being a woman.

The demographics revealed by the research show that neither age nor gender are a barrier in the female-owned portion of the property market, with a third being less than 30 years old when they purchase their first investment property, and 21 per cent are 50 years of age or older.

When asked what motivates them to venture into the world of property development, investment potential and pension replacement plans were cited as the main incentives. A strong urge to do it themselves is also key, with 71 per cent carrying out such work themselves as fitting kitchens, knocking down walls, plumbing, laying floors, and rewiring their properties.

Actress Fiona Fullerton, who is endorsing the Property Woman of the Year Awards and owns several investment properties to the value of over £2million, says: “Women are taking control by buying and renovating properties and are being hugely successful at it. Many women have a strong business sense and when combined with an innate ability to multitask and a key eye for design, it can often create a winning formula.”

Rennovate my backside! How many women do you know with the requiste skills to rennovate a property - sorry if that sounds sexist but its the truth.

To make any money yourself you need to know something about construction (so the builders dont rape you) and even better be able to undertake some of the repair work, maintenance yourself. For example - £30 and 1 hour tops to replace a central heating pump (me). My ex girlfriend (wannabe developer)- emergency plumber £200 + vat.

Speaking of the ex - she bought a 2 up two down hole for 100K with 100% mortgage on top of her range unsecured debts. She was gonna rennovate put back on the markert and make a killing. 10 months in done nothing and living in denial that prices are dropping.
