Agents throughout the country say stock levels fell to two-year lows just before the holiday break, thanks to an unseasonal increase in buyers in December. “We got rid of a lot of our old dogs — properties that had been hanging around — in the weeks leading up to Christmas,” says Richard Gaynor, head of Savills’ country homes department. “As a result we’re facing the first weeks of the new year with a shortage. That means only one thing for prices.” Giles Soutry of Hamptons International, another estate agency dealing mainly in rural properties, says many areas such as Surrey and Kent will see a 5% price surge in the next few weeks. He reports a 39% increase in would-be buyers registering in the run-up to Christmas but a 20% fall in the number of homes on sale compared to late 2004. The result is what he calls “a clear swing” to a sellers’ market. The story is the same in London and other big cities. “Stock has been gradually declining over the year and we now have 18% less for sale than in late 2004. Buyers are getting serious as they realise we’re now in a sellers’ market with competition high with few properties on sale,” says Ivor Dickinson of Douglas & Gordon, an agency with offices in Battersea, Chelsea and Kensington. “Any house price falls will be prevented by the stability of the economy,” says Miles Shipside of Rightmove, a property website. He says average values will rise by just 4% this year, which means that the typical asking price of a home on sale in the UK will move above £200,000 by the spring. Frank Cannon the Fat Detective Posted January 4, 2006 Author Share Posted January 4, 2006 (edited) Those people claiming that a property crash is coming are very mistaken and every day that goes by without even the slightest indication of a prospect of a crash in house prices only undermines their case. Many predicted that a crash would happen years ago but house prices have only continued to surge to the dizzying heights that prevail today and anybody taking the scaremongers advice will have certainly lost out on some specular rises in house prices. A property crash is unlikely because in order for a crash to occur there will need to be a dramatic change in the economic fundamentals but this is just not going to happen. The idea that somehow there will be a property crash soon was always pure claptrap that was argued by STR speculators who have misjudged the market and got greedy and sold their properties too early only to realise that the value of the properties they sold have shot up in value since they sold them and cannot bear to watch the values of the properties they sold to continue go on rising. Many STR speculators thought they were being clever when they sold their properties thinking that a property crash was just around the corner so that they can buy back their homes for a fraction of the price they sold them for, but things have not quite worked out that way and instead of a crash occurring property prices have continued to rise strongly, much to the annoyance and irritation of the STR speculators. Some STR speculators have given up their jobs to speculate full time on the housing market but are finding that the housing market is not as predictable as they thought and many are just sitting and waiting for a property crash to happen but since a crash is looking less and less likely they are having to resort to coming to websites like this and talking the market down by persuading people who are niave and gullible away from the property market. Even if house prices were to fall the Bank of England has plenty of ammunition to cut interest rates to prevent a market crash. A fall in house prices will encourage the buy-to-let landlords into the property market and to snap up properties causing house prices to rise. There is alot of pent up demand from FTBs and STRs who have been unable to afford the high property prices and have been waiting patiently on the sidelines and a fall in house prices will cause these people to rush to the estate agent to snap up properties causing house prices to rise back up. The scaremongers who having predicting a crash have constantly been proved wrong and are starting to look ridiculous and foolish. Despite the high house prices property remains affordable because of the sharp rise in people's incomes and the proliferation of low-interest fixed-rate mortgage deals that are on offer from a variety of lenders. I must be very very lucky because I live in an area where there are lots of charitable people. Despite the increase in house prices that are predicted the nice vendors in my area are dropping their prices to help all the buyers. What a thoughtful lot they are. The bit i disagree with is the mention of "sharp wage rises". Sorry, but i know no one who has got a sharp wage rise in quite a while, im in the public sector and our annual wage "rise" which works out to only about £30-£50 extra a month after tax,is hardly a sharp rise.
