Here are the LHA rates for April 2013 onward:

I've done a comparison to the previous years LHA rates in my county of residence and it looks like rates are on the increase by about 1%

I was very much hoping the 30th percentile calculation change would tip the balance toward falling rents, but it looks like it's not to be, and owning or renting anything more than a sh1tbox is looking increasingly futile where I am.

If anyone's about, what do they notice in their particular locality? Any falls, anywhere?

Kirklees LHA rate for one bed self contained up to £79.62

Mind that is till March 2013 so it might go up again.

Here are the LHA rates for April 2013 onward:

Being under Cheshire East council I found your link very alarming at first. Given I pay £725 a month (£167 a week) for a 4 bed and saw what looked like a huge rise

East Cheshire £81.00 £103.85 £129.71 £165.09 £230.77

Then remembered for LHA even though under Cheshire East council I am South Cheshire for LHA which is now

£53.00 £80.77 £107.24 £126.92 £173.08

3 and 4 beds stay the same compared to last year but 2 beds up 3.2%, 1 bed up 1%, a room up 3.9%

Me - Inner South East London = 2.1% increase.

I've just had a look at the Chilterns area, and it has fallen for the shared accommodation and 3 bedroom rate, and then flat for everything else.

Incidentally, is it just me or does anyone else think exclusively in terms of per-month figures and find per-week figures annoying?

£295 per week is £1285 per month, which on one hand is a lot of money to dole out for free - but on the other hand, there's not many 2 bed flats around my neck of the woods for less than £1500 per month.

£295 per week is £1285 per month, which on one hand is a lot of money to dole out for free - but on the other hand, there's not many 2 bed flats around my neck of the woods for less than £1500 per month.

So instead of paying somebody £1285 pm we could build a council flat around M25 on the free council land for about 30k total costs. So the mortgage would be like £200 pm instead of paying somebody for not working £1285.

This country, politicians and journalist are a joke ...

Yes, weekly figures are very annoying as rents are usually advertised per month.

Do you find many properties advertised for less than LHA rate in your area?

I've only ever seen 1 property (near me), and it was an absolute wreck, the property appeared to be a disused school building within the campus of a local school, it had floor to ceiling windows and lab benches in one corner on top of which was a microwave oven.

That's heartening to see. I really need to move, where I am is just impossible and at the rate things are going I'll be near retirement before ever setting foot in a property with a garden and neighbours that do not insist on playing music through my walls/ceiling/floor whenever they feel.

Do you find many properties advertised for less than LHA rate in your area?

Looking for 2 bed properties for rent on Rightmove today, I can see:

126 properties going for more than the LHA Rate

10 properties going for around the LHA Rate

no properties below 95% of the LHA Rate (!)

The 10 properties going for around the LHA Rate all seem to have some huge flaw (e.g. underneath the M4 flyover, next to a fried chicken place, never renovated since the '60s, not really available at that price - just there to drum up business for the EA). I've never seen anything appear on Rightmove for much less than the LHA rate.

However, I'm not sure that Rightmove is really the whole picture at that end of the market - I suspect if I wandered around looking for advertisement cards in corner shop windows I'd find several more properties aimed at folks on benefits ...
