I have been sent details of a ground floor flat in a complex of 8 apartments. It is being advertised at £275,000. Another of equal size and condition has being advertised at £247,000 for the last 8 months and not sold.

I have sent the following e mail to the EA

Thanks for sending me the details of the property. I am not local so only visit those that are good value. Could you please explain why it is being advertised at £28,000 more than one in the same complex, as they were sold for the same price when new just 10 years ago. Does it have a room in the roof or something of similar value

When I asked a EA a very similar question about a property he was actually refreshing frank... "becuase every once in a while you get some mug come along and actually pay it"..... which is fair enough. They can always drop the price later if they need to.
