  1. Would anyone know what terms they got on their lease if the office space?id estimate a lengthy rent free period for starters. Added to the £3m given to them from invest NI. Any wonder they opened an office here, they must be quids in from government grants alone. Doubt they even needed any clients for the first few months.
  2. Imagine being the receptionist and having to say 'hello, me and mrs jones' each time the phone rings, nightmare!
  3. There have been bidding wars on houses in north down and nicer parts of east Belfast, but in my experience they are on houses that have come on sub £50k
  4. Only a guide price, BRG are notorious for having a hige diffenece between guide and reserve proces. then How much to get it to a decent standard? Plus fees etc. Still cheap, but I wouldn't use it as an average 3 bed semi in average condition in an average street.
  5. £48k for the average 3 bed semi. What would this mean for the rest of the stock- Average Council terrace- £30k? Average detached- £60k?
  6. 80% drops are a complete dream, even for the grizliest of bears. Say the average 3bed semi rents at 500pcm- that would give a yield of 12.5%. The BTL brigade would snap these all up before they dropped below £60k. The AVERAGE 3bed semi at £48k, against an average wage of say £21k? Complete nonsense.

  16. Is there not a rule that states if an extension or building has been there for 7 years without planning (and there has been no complaints to planning) then it is just accepted for what it is and can remain?
  17. The majority of BTW sales are coming from repos. They seem to be good at getting the corporate vendor to agree to a good price, and so are able to move more on fairly quickly

  19. But what does that solve?it doesn't solve any housing issues. Once the tenant doesn't pay and gets booted out,he just goes to another house, same again, and so on. And how has the government never paid a LL business expense?surely by paying a LL rent directly that's exactly what they have done up to the new universal credit. Unrelated- Given the nature of the site I can understand that the majority sentiment is against BTLs in general. But The pure mention of somebody having a BTL generally results in a bombardment of criticism, accusations that they don't know what they are doing, complaining about how LLs are keeping ftb's out of the market, anticipation of their future failings etc. I think there is a snowball effect/affect (never know which one to use) on here, and that opinions can tend to get warped too far in one direction with a slight loss of grip of the real world.
  20. The money is comin from the government specifically for housing. Why should the claimant receive this money that can then be wasted on whatever they want, knowing full well that if they dont pay the rent the government will pick up the tab after 3months an pay direct to landlord. I wonder how much money would be saved in HB spending if they paid the ll direct from day 1, eliminating all those sets of 3months rent that in some cases goes straight from the claimants pocket to Arthur Guiness or Paddy Powers. There are social housing companies that rent the house straight from the LL, and sublet it to the tenant.
  21. Having housing benefit paid direct to landlords should be standard across the UK.
  22. Good to see these apartments coming down to a more realistic level. I'm sure this is the last thing the bank who own the development wanted to see. Need a few repos in this block to come on the market, which should help set the tone.
  23. If that is the same portfolio the Article valued it at £1.5m, and they paid £2.24m for it! Average price of £56k a unit for properties in ardoyne? Surely that's not exactly deal of the year. I'd be expecting to get them at about £25k a unit if buying 40 units.
  24. Who says its alleged? Take a look at any housing estate in a decent sized town on PN, houses are getting snapped up at atleast 425pcm at the minute. And it's reliable as anything else today. Very quick to throw the T word about. Right enough, anybody who doesn't agree with exactly what you think must be trolling.
