"Well we have had an amazing array of viewings. Our price has now dropped to just below £340,000 which is very disappointing as we know it is underpriced but want to sell so have decided to cut our losses in this very slow market"

"How frustrating is this!!

Just not getting any viewings whatsoever! Dropped the price twice and now in a position where we will be selling our property at a loss - and this in a rising market."

link doesn't work for me...

But it's incredible how sellers simply expect to get the asking price because an EA told them how much their place is 'worth.'

'We know it's underpriced...' No. if it was underpriced, buyers would've bitten your hand off.

'selling our property at a loss...in a rising market...' No. In a rising market you wouldn't have sold at a loss. Ergo, not a rising market.

Expect many more people to bleat incredulously like this in the coming months as they slowly realise that the market is on the way down... ;)

That would be a surprise as no houses in that street sold for more than 305k according the hometrack and the maximum achieved on road is for end of a terrace house sold in feb 06, hrrm sounds like their house!

I make a loss being a sale for less than £314k (305+9k stamp duty) not the currently advertised £339k, nice to see the blogger can't add up. Incidentally the EA's website (linked off their blog) contains a link to upmystreet for that properties postcode which is how any smart buyer could find out what they paid, they pretty much state when it was purchased with all references to "a year ago".

Hometrack says next door sold for .... 218k 6 months after they purchased, ouch!

You're absolutely right. It's 32 Bell Street (from the EA listing on the link) and it sold for £304,500 in Feb last year.

This aint funny guys- theres two potential divorces waiting to happen here. Firstly theres this couple of dodo heads, and then there area lso their friends (link on site) wha are going absolutely nutty trying to a mortgage on some totally overpriced noncatswing broom cupnoard in central london, and finding the lenders valuers will not accept the EA`s price.

Jeeez- I actually feel like contacing all of these "heroes in a half brain" and telling them they are currently the laughing stock of sooo many people, and the fact that they are doing what they are doing, is PRECISELY the reasons why they are all in deep shit right now. I certainly see resentments settign in here- whats so ******ing cool about Brighton anyhow? Sawbridgeworth is a nice place- maybe its just not posh enough for them.. :(

House looks nice inside - either it was already like that, or thet spent a small fortune on it.

Would'nt pay more than £200k for it though.

Well its really a 2 bed. plus study. no front garden, I would put it around 260-280 for a bailout and somebody buying wont loose their coat- BUT, they will chase the market down- and get 220-240

When are these d**kheads going to realise its the market that dictates the price of a house not some home style magazine or a c**k driving a mini cooper wearing an ill fitting Burton's suit. From the adverts it pretty obvious why its not selling, its too small for the money and its on a corner plot with a walkway, ideal for urinating drunks on their way home from the pink palace.

I added this find to her blog too. Just so she's aware. ;)

I fear we're not thinking on "sheeple" terms. By adding onto the comments how much they paid for it - Others might look on it as "oh you got a bargain" and "look how much it has risen by - it might double again in a few years". Because the concept of house prices going down is non-existent.

That house isn't worth more than £120k in real terms, who in their right mind will spend that cash on THAT!!! And they think its undervalued!! UNBELIEVABLE!!

"There will not be a houseprice crash"...... Right, OK!!
