Just had a very fast response from Land Registry re: 26 St John's Road Poole BH15 2NB

Im sure i've mentioned in the past that I have noticed quiet a lot of cheap sales going through land reg, but I'm pretty certain these properties wont be offered to the likes of you and I. Either that or it may be those companies targeting people who want to sell up quickly etc...

I noticed Mann in Boscombe had closed their prime estate agent shop, and Palmer Snell has moved in. The independent agent opened in the last 2-3 years opposite Pokesdown station also has closed. There's pain for sure.

Oh right perhaps Mann has been bought out by Palmer Snell, the town can't be big enough for all these Agents and certainly not in times like these.

I don't venture down that way too often (too scared :blink:!) so i've no idea who the independent agent is?

So, a marked increase from May to July ... 3,746 on the market compared with 3,574 two months ago - an increase of 172 properties. Also, this is more than there were on the market this time last year at 3,676 on 31/7/11. The higher priced properties have increased the most which would go some way to explain the apparent stickiness of prices.

EDIT: As another comparison, from May-11 to July-11 the number of properties on the market decreased markedly from 3,932 to 3,676 (-256) ... are people now "getting it" that property is not going to increase in value anytime soon and that the quick gains which were once had through speculation were illusory and it is best to "get rid" of their depreciating liabilities??! /EDIT

The 7 day check shows 285 properties being added in the past 7 days - again, a faster rate than May when it was 219.

Do I smell fear again?!

I saw this one quite a while ago and it had been reduced ... I guess the agent has re-listed it to clear the history. And no, I doubt viewings are going on on a Sunday ... I walked through Westbourne and Bournemouth this weekend and the agents through the windows looked dead with no "customers" inside and no phone calls. I can't wait for the excuses for lack or activity, although it is the summer "lull" before the autumn "pick-up" - I wonder how many times the Olympics will be blamed for poor performance in the coming months?!

HA! Yes, you are correct but no prize I'm afraid!

I don't consider it a "rant", rather a statement of facts. People are quick enough to point out the VI now the market is going down but they weren't quite so quick to point out the VIs on the way up. Only fair to highlight this to the masses.

Like it says in the listing "1st to see will let" :D Oh well that didn't happen then. Ive noticed a lot of rentals lingering, but they are usually the more expensive ones, people just can't afford it I suppose.

I've been looking around at other places to rent lately and a couple of agents have mentioned to me that my salary has to be at least 3 times the rent, whilst I agree this is sensible, I don't know whether this is a new thing as I've never been asked that in the past. Perhaps the higher rents on this basis just don't fit with local incomes.

I've viewed a few rentals where the pictures are years old, so nothing to say those photos will be anywhere close in time. It's just round the corner from me, was going to look at it for a rental but the rooms look a bit on the small side and it's facing quite the wrong direction to get much in the way of sun. Not to mention right on the Wimbourne road; that front "garden" is pretty much useless.

90 k in 2002 that was a bargain! I saw this come up for sale. 1st at £275k now auction for £220k, I was quite tempted to have a look, it's a nice looking house but does have a lot of negatives to list.... i.e kids skateboarding up and down the underpass next to it all weekend, the dark alley that runs along side, the woods opposite (fine if you like dogging) and the soup kitchen close by on St Stephens Rd attracts allsorts, not to mention the possibility that a car from the Wessex Way may one day end up in the roof!

But appart from that, the original oak panelling is nice :)

That is the right calculation and it does equal 5% (not bad maths for an EA), although by the time you include void periods, maintenance, bad tenants/damage/non-payers, mortgage interest, fees and capital losses, you should be looking at a return of about -5%!!

Be more worth your while giving your monehy to charity!

Probably easier to see if you pop the numbers into Excel as a Space delimited .txt file!

Strikingly similar number of properties compared with this time last year (3,747 vs 3,743).

Numbers declined sharply from this point last year so it will be interesting to see if the pattern is repeated to the same scale. Will update early October.

Throw some more money at it? Then when that doesn't work, chuck in a bit more? £196k payout is pretty paultry in comparison to the £3m build cost.

Complete waste of money. Boscombe will NEVER be Newquay ... still, it was fun for the local councillors to spend all that money on a vanity project.

A bit quiet in here again?! A lack of bother??

Anyway, I find this property amusing: http://www.rightmove.co.uk/property-for-sale/property-29577310.html - it has it all!!

On the market since Apr-11 ... has the line "THIS FLAT WON'T BE AROUND FOR LONG" in the description ... orginally on the market at 125,000 now asking OO 80,000 ... it was "offered" to me when it was OO 90,000 - I turned down the viewing on the basis that it is an awful property ... was 'sold' in June ("SOLD BY PALMER SNELL >> ") only to come back on in July, proving that EA's talk bullshyte.

Does anyone have any comments on the current state of the market? I still see a gentle downwards movement on asking prices with nothing really moving. Anyone viewing / making offers?

The emails that I've been getting from rightmove mostly have 'reduced' stickers on, is this a new thing as I haven't noticed this before? I think there seems to be less kite flying around than there has been in the past couple of years, but a lot doesnt seem to be shifting. Are u registered with any agents? Do they let you know about places before they hit the Internet?

It's been a while since I posted one of these OUCHes but this is special! http://www.rightmove.co.uk/property-for-sale/property-22753491.html (Property Bee is required to see the asking price fall) .. last sold Aug-07 @ 178k (http://www.zoopla.co.uk/property/flat-3/2-melgate-close/winton/bournemouth/bh9-2ee/28320088) currently being offered 109k, a LOSS of 69k or 39% ... BIG OUCH! The funny thing is that the Zoopla "confidence level" is still 'High'! I'll bet it isn't really!
