Please accept our apologies for any inconvenience Im sure i've mentioned in the past that I have noticed quiet a lot of cheap sales going through land reg, but I'm pretty certain these properties wont be offered to the likes of you and I. Also, this is more than there were on the market this time last year at 3,676 on 31/7/11. The higher priced properties have increased the most which would go some way to explain the apparent stickiness of prices. EDIT: As another comparison, from May-11 to July-11 the number of properties on the market decreased markedly from 3,932 to 3,676 (-256) ... are people now "getting it" that property is not going to increase in value anytime soon and that the quick gains which were once had through speculation were illusory and it is best to "get rid" of their depreciating liabilities??! /EDIT The 7 day check shows 285 properties being added in the past 7 days - again, a faster rate than May when it was 219. I guess the agent has re-listed it to clear the history. And no, I doubt viewings are going on on a Sunday ... I walked through Westbourne and Bournemouth this weekend and the agents through the windows looked dead with no "customers" inside and no phone calls. I can't wait for the excuses for lack or activity, although it is the summer "lull" before the autumn "pick-up" - I wonder how many times the Olympics will be blamed for poor performance in the coming months?! I don't consider it a "rant", rather a statement of facts. People are quick enough to point out the VI now the market is going down but they weren't quite so quick to point out the VIs on the way up. Ive noticed a lot of rentals lingering, but they are usually the more expensive ones, people just can't afford it I suppose. I've been looking around at other places to rent lately and a couple of agents have mentioned to me that my salary has to be at least 3 times the rent, whilst I agree this is sensible, I don't know whether this is a new thing as I've never been asked that in the past. It's just round the corner from me, was going to look at it for a rental but the rooms look a bit on the small side and it's facing quite the wrong direction to get much in the way of sun. Not to mention right on the Wimbourne road; that front "garden" is pretty much useless. How many beds though! 90 k in 2002 that was a bargain! I saw this come up for sale. 1st at £275k now auction for £220k, I was quite tempted to have a look, it's a nice looking house but does have a lot of negatives to list.... i.e kids skateboarding up and down the underpass next to it all weekend, the dark alley that runs along side, the woods opposite (fine if you like dogging) and the soup kitchen close by on St Stephens Rd attracts allsorts, not to mention the possibility that a car from the Wessex Way may one day end up in the roof! Strikingly similar number of properties compared with this time last year (3,747 vs 3,743). Numbers declined sharply from this point last year so it will be interesting to see if the pattern is repeated to the same scale. Will update early October. On the market since Apr-11 ... has the line "THIS FLAT WON'T BE AROUND FOR LONG" in the description ... orginally on the market at 125,000 now asking OO 80,000 ... it was "offered" to me when it was OO 90,000 - I turned down the viewing on the basis that it is an awful property ... was 'sold' in June ("SOLD BY PALMER SNELL >> ") only to come back on in July, proving that EA's talk bullshyte. Does anyone have any comments on the current state of the market? I still see a gentle downwards movement on asking prices with nothing really moving. Anyone viewing / making offers? I think there seems to be less kite flying around than there has been in the past couple of years, but a lot doesnt seem to be shifting. Are u registered with any agents?
