bearwithasorehead
Looking at Stourbridge, some decent falls in the last few months. Anyone live there or looking to buy? Which bits to avoid?
Travisher
Avoid the town centre, the last time I drove round the "ring road" it looked like a bombsite. If you have to commute I suggest checking out the routes at rush hour to see whether you can get to work in a reasonable time. The road to Kingswinford is often chocablock. My journey to visit in-laws normally takes 2.5hrs with half an hour being used between Stourbridge and Kingswinford. The rest is the time it takes from Huntingdon in Cambridgeshire! Rentingsince07
Thanks. Lookiing at South of centre, but not Hagley - too expensive! Wollaston is a good choice - close to the countryside, nice little village parade with two butchers, greengrocers and other local stores. If you need to travel by train, try the area around Stourbridge Junction station - free car park and regular trains to Worcester and Birmingham. Looking on Streetview the area looks a bit mixed in terms of housing with some strangely low asking prices. Isn't the traffic bad to get to STJ? Isn't the traffic bad to get to STJ? Srangely low asking prices?? Can you provide a link? I'm looking to buy in Stourbridge. Norton is nice although overpriced in my opion. Same as Pedmore. Wollaston is not so good but prices are a bit lower. Avoid the outlying towns of Brierley Hill and The Lye. Spiney.

Norton agreed - overpriced. I was looking in Wollaston too and found a few decent sized four-beds with gardens and garages that were around 250-290, which seemed quite reasonable. But then I am comparing to various other options in N Worcs which seem more expensive than a DY postcode. Ideally I'd like a place in Oldswinsford, but it is very expensive there, presumably for good reason.
bearwithasorehead
This one looked strangely reasonable: http://www.rightmove.co.uk/property-for-sale/property-39333335.html 5 bedroom semi-detached house for sale Offers in Region of £265,000 Cranbourne, High Park Avenue, Wollaston, Stourbridge recently gone SSTC
deflation
Been living in Stourbridge on and off for 30+ years. Parts of Wollaston are over-rated in my opinion. There are 2 one way streets near the High St that are like race-tracks and the bus stop / pubs have gangs of 'yoofs' around them all evening. Further up the road toward the cemetery is quieter. Posts are right about the traffic out towards Kingswinford, it's dreadful, but the Hagley Road is even worse at rush hour as all the commuters travel down it. Train links are quite good. Be warned that some insurers consider the DY9 postcode riskier than DY8. Not that much in the big scheme of things, but a consideration for home and car insurance. Stourbridge High St is very tricky at the moment whilst they are building a massive Tesco (opinions differ on that!) but at least it's free to park. Merry Hill (or Merry Hell as I call it) is a huge shopping centre about 3 miles away too. Traffic everywhere here during rush-hours and school turn-out times is very busy really. I live near DY9 now, and it really surprises me what you say about the insurance risk. Any insights as to why? I got that feeling about Wollaston that is was a bit overrated but couldn't put my finger on it. B y further up road, do you mean Amblecote way? Ideally somewhere near Mary Stevens park would be perfect, but it is so expensive there.
Superted187
The centre is actually ok. It's just a bit weird because the ring road totally engulfs it - and when you drive around it you don't think there is anything actually in there. A mate of mine lived in a nice little flat in the centre until recently. It was good for him, but is a single man in his late 20s.
bearwithasorehead
update - well I got cold feet on Stourbridge. Been monitoring the mkt and it still seems quite stagnant - not a lot of increasing and few decreases either. The main issue for me was the 'step up' still being too much from my small semi to a decent detached. If this is the case in W mids for decent two-salaries then even HTB extended to non new builds ain't gonna help. basically I can't justify sinking at least 70k deposit and 100k extra mortgage for one more bedroom and four own-walls. bearwithasorehead
Bump. Still like Stourbridge but from late 2013 asking prices for decent 4-beds started to really get in to ridiculous territory. Decent stuff still goes SSTC quickly though. Now looking elsewhere but problem is the same.

Another vote for Kingswinford from me if your still interested, It's about 3 miles from Stourbridge and next to the Countryside, the best areas being closest to the Summerhill School IMO. A nice village but probably on a par with Oldswinford for prices but better IMO. I went to school there and would like to move back one day.
