Prices still aren't shifting our way (village just outside Bristol) - people renting out houses rather than selling them for anything less than they put them on for (greedy B****ards!). Click here. Lots to watch include: Lot 1: 1 Glenwood, Fishponds. Sold May 2006 for £142,000. Guide price for the auction £85,000 to £105,000 Lot 6: 2 Dalkeith Avenue, Kingswood. There's a better chance of me sprouting a fanny than there is of this place selling at the guide price of £200,000+ Lot 8: 14 Vicarage Road, Pilning. 12 Vicarage Road sold in August 2007 for £195,000 and 6 Vicarage Road sold in December 2007 for £200,000. Both of these houses are of the same build spec, on equivalent plots and on the same side of the road. I think the guide price of £130,000 to £150,000 is possibly a touch ambitious although the lower end of that range might be achievable. Lot 10: 17 Wolseley Road, Bishopston. This road is a row of terraces so all the properties are more-or-less comparable. 10 Wolseley Road sold for £290,000 in March 2008, 44 Wolseley Road sold for £317,500 in December 2007, 3 Wolseley Road sold for £298,000 in November 2007, 16 Wolseley Road sold for £283,000 in August 2007. Not the nicest part of Bristol IMO, sandwiched between East Street (AKA Freak Street) and the hole that is Knowle West. A lot of the properties up there overlooked by the tower blocks too. Lots of flats have been built and they are suffering quite a bit. Southville is a decent area and walkable from Park Street. A 4 bed house for 220k with off road parking seems cheap.
