I counted 1930 propertys for rent within 10 miles of Northampton yesterday.

Many drops.

I thought I posted before saying how many rentals were available a few months back but I cant find it, can anyone else ? Would be useful to comapre the numbers.

Lots of drops in rental asking prices this week.

Talking of agents that done advertise on rightmove I looked at the whites estate agent website.

They only have a total of 21 houses for sale !!! That isnt much !!!

I quite liked them as agents.

I am pretty sure most estate agents have low stock levels at the moment.

There does seem to be a lot less property for sale at the moment but I guess the smaller agents will be weathering the storm better than the greedy ones who opened a dozen or so "satellite branches".

There are bound to be lots of closures of agents in the coming months though :-|

Any agent not on Rightmove must either be suffering or are doing so well they don't need any exposure from the UKs biggest property website. :blink:

A good example of chasing the market down here:

It was originally on with Connells so I've got the Property Bee history from them as well as the new agent. To summarise:

8 Feb: Initial entry found

18th Feb: Price changed from £525k to £499k

5th Mar: from £499k to £475k

1st May: Changed agents

2nd June: from £475k to £445k

That's drops of £25k, £25k and £30k in just over 3 months. A refreshing change to the usual £5k drops that most people go for. If it carries on like this we'll be buying it £240k next February.

Edit: I like this bit: "To the rear, the large garden is very attractive and has further scope for a vegetable patch or play area." What the hell are they on about?

Now down to £425k. That's a cool ONE HUNDRED THOUSAND POUNDS knocked off the price since it first came. Woo hoo. That's my first 6 figure price drop on property bee.

No, we're settled in Wootton now. Probably buy somewhere in Wootton in a year or two's time. Trouble is, renting is so easy and buying is a pain in the **** - its going to take a lot of motivation to do something!

Half price houses could be that motivation !!!!

I'm with you on that, having rented for a year Im happy with that situation. if I loose my job tomorrow (which is possible ) im not tied to one area and can even go abroad if need be.

He said: "House building has fallen off a cliff and house prices in Northampton are falling rapidly."

From what I heard they were going to put loads of flats up there !!! Maybe we'll get some decent houses now.

I think I'll vote for Mr Binley, I like his honesty!!!

They are probably fed up with the 175K offers and wants people to offer 250K !!!!

Talk about stupid, should be down at 200K looking to get 175K these days.

It's right in the town center and has no parking. You can get a nice terrace in a better location in abington for £160K.

I'd have thought brand new houses would be more keenly priced. But you can just about get a 4-bed detached repo in Wootton for £200k at the moment, so why consider a 3-bed terraced shoe box for similar money?

I agree, you would buy one of the 3/4 bed detached places for less money :lol:

I guess some people have to achieve a certain price to sell because of the mortgage, otherwise they are stuck or will be repo'd/post the keys back.

The houses that get me at the moment are the 400K+ places, none of them have dropped. Below that though they are tumbling. I think this must be to do with the fact the top enders dont necessarily have to sell and are still hoping to cash in...thats okay till someone dies/gets divorced then you set a new ceiling.

Its all very interesting.

So, if they sold at full asking price (no chance) then with stamp duty on purchase, agents fees and 5-6% interest on 430K for 2 years they must have spent 50K in 2 years to live there, make that 150K by the time they get a buyer at 350K,

Anxiety rockets as credit collapse bites

Expert financial advisors have revealed serious debt problems are on the rise across Northamptonshire as the effect of the credit crunch on ordinary people starts to become apparent.

The number of people seeking legal advice over serious debt at Northampton Citizens' Advice Bureau (CAB) is double that of the same period last year and home repossession court cases across the county are up 30 per cent on last year.

And as the economic downturn takes hold, debtors are becoming more agitated by the prospect of becoming homeless.

Martin Lord, manager of Northampton CAB, said: "The doubling of secure loan and mortgage arrears problems has been the glaring difference between last year and this year and that is absolutely a symptom of the credit crunch.

"Basically people are coming to us with more serious debt problems.

"We are a service which is no stranger to people with high levels of stress and anxiety and even anger sometimes and that had definitely got worse."

More people seeking advice are unable to pay their mortgage because of rising interest rates and secured loans – often consolidated loans made up of several small debts, which can ultimately end with a home being seized – are being chased harder by creditors.

Mr Lord admitted staff were working to capacity and Northampton CAB was being forced to prioritise serious debt problems and give less attention to neighbourhood disputes and consumer issues.

They have also been given specialist legal help to deal with debtors.

Welfare Rights Advice Northampton is also bearing the brunt as creditors threaten to take more and more people to court.

Steve Thomas, a debt and housing manager at the centre in Hazelwood Road, said appointments to see their team from people frightened by creditors' letters, with an average of between six and 14 debts, are now booked up weeks in advance.

They have also resorted to handing out shorter 10-minute appointments to assess people most at risk of losing their homes.

Repossession cases at Northampton County Court so far this year have increased by about a third on the same period last year.

And all kinds of bankruptcies, the last resort to save your home, are at about 1,600 already this year.

The possible end result is stark.

Mr Thomas said that of eight recent cases, seven people had ended up losing their homes, a fact which prejudices their case if they then apply for local authority housing.

Local estate agents might as well shut up shop :unsure:

First time i read that i thought 850 acres. 850 HECTARES is huge. Compare Northampton house prices to nearby Bedford or Milton Keynes and i think if any more of these huge developments get the go ahead Northampton could have a lot of oversupply of homes.

Just done a search for places within 10 miles of NN1 on rightmove....if you discounted all the new build part ownsership schemes then you used to be able to count the number returned on 1 finger !!!

The picture is very different, lots of places prices around 100K now, approx. 690 houses/flats/etc for sale on rightmove !!!!!

No BTL idiots with 100% mortgages there to buy them anymore so im guessing they will never sell as not one has a 25K deposit to put down to buy them !!!
