kuntama
I was just busy doing my usual Wednesday evening HPC.co.uk fix and noticed that very few (ie no) Brummies are posting what's happening in there areas. After all, wasn't the city centre being inundated with new -build slave boxes, which were not selling?? Calling all Brummies! I'd love to hear what's happening
kuntama
http://www.mouseprice.com/property-for-sale/ref-873772/203406792/Tower-Road-ERDINGTON-Birmingham-2-bed-Flat-B23 2 bed flat in Tower Road (a relatively new development), Erdington, Birmingham, now on offer at 99,950. In 2007, 2 bed apartments at this development were being marketed between 136000-160000. I'm really beginning to believe there is a significant hpc. Living in the South East really skews one's understanding of what's going on in the UK as a whole.. Anyone know when mouseprice started collating data? MrPants
I'm watching the cheaper bits of Sutton/better bits of Erdington. Increased supply over last six months. Quite a few price cuts. Lots of people still asking 120K for crappy two bed flats though. Better priced ones are shifting.
neil324
My target area is Erdington can buy cash there, would prefer Sutton but would need a mortgage. Anyway seeing big reductions in flats and also many flat repo.s but nothing is coming down in the houses.
Houses_Burning
I have been watching the Birmingham market for the last three years and supply has increased dramatically since 2007. Asking prices generally have gone down a little but in my opinion the majority are still asking near bubble prices. There are still a few buyers who can proceed and are willing to buy at these prices but they seem to be in the minority. The trend seems to be downwards but it is taking a long time for sellers to realise they wont achieve the bubble prices. mrtickle
Indeed. I live in Erdington. Quite a lot of bubble or just under bubble prices with refusal to drop to realistic levels. The problem is that eventually, they are selling at overpriced levels (such as the house at the end of my street which took a year to sell) so the sellers who refuse to drop are being rewarded. I don't know how much longer it will continue though. Flat in Moseley, been on the market since March: http://www.rightmove.co.uk/property-for-sale/property-15326103.html Chasing the market down, or realistically priced? EmCHammer
Not quite a brummie, well from Herts but live in Walsall.... some nice price falls there.. Nearly brought a house in a moment of madness back in the summer, was originally on for 110k, now its on for 90k? Looking at terraces in one of the not so rough areas, most have had 10-20k lopped off - well those which have been on the market for longer and still not moving. Can get some pleasantly looking bigger houses for around 100k, if extend out to 3 miles from my postcode; trouble is you wouldn't actually want to live there.....
