I've just has a quasi / semi violent confrontation with my ex private landlord! blink.gif

He's tracked me down and arrived here mob handed (shifty accomplice recording the conversation with a smart phone) to recover money for.....wait for it......a bedroom carpet!

He states that he has to come serve "legal papers" which are ...wait for it....is a High Court Judgement, a Statutory Demand, Bankruptcy Notice?

Nope! an invoice for a bedroom carpet!

Hand written on one of those books you buy in Rymans. "To Replace Bed" scrawled on it. (Even that is defective,There was no bed as it was unfurnished).

And I've two weeks to pay or he'll "come down on me hard."

Oh and I've been "served" a £60 solicitors search fee. (I didn't leave a forwarding address as I didn't owe money, or didn't think I did).

Needless to say the deposit was fully recovered under the DPS, and the naffing bit of shitty bedroom carpet was covered under the original inventory, and I'm now annoyed that I am having to type letters stating this!!!

BTL landlords are total scum, should not be in business, and ought to be regulated into the ground.

They make me laugh as they are such pathetic scum. The go round buying up properties, creating BTL empires and then spend their lives whining about stains on carpets!!!

Mods move to Rental sub forum, when I've had a drink and calmed down a bit.

Just to add the carpet was dirty, when I took possession, as was the rest of the property, as this was even referred to in the inventory. He couldn't even be arsed to get flat properly valeted.

Your landlord would have had an opportunity to contest the deposit prior to its return if he was not happy with the condition of the property. The fact that it has been repaid means that he has no further claimsas he has already agreed to the return of your deposit.. Report him to the police.

PS not all landlords are scum but he does sound like a shiite.

On every occasion you had the opertunity to put items present at the start of the tenancy on the inventory, if there was no inventory, you could put it in writing that there was no inventory. At the end of the tenancy when they try to steal the money you simply take it through the courts (pre TDS).

Do you have references to support that statement or are you a socialist and think that any dissent should be stamped upon whether the evidence supports your conclusions or not, I note that in two posts today you have attempted to be insulting with regard to my sig. 'The sort of people...' taken in certain contexts could be seen to be inflammatory if not rude.!

I didn't report it to the Police, as I didn't think I was in imminent danger. Indeed I think I laughed when he threatened to get heavy with me. I think he's trying to stir up some other sh*t. I think he's got issue's. I actually moved out under a S21 notice to quit served by the agents having strung them along on the renewal, as I awaited social housing. His and the letting agents worry was getting a void period over winter due to management charges, so were desperate to get a renewal, but that never happened. He has let the property twice to me and someone else, both times in winter. Why buy properties if you think you can't re-let them? I think BTL's have mental health issues and you life shouldn't be in their hands literally.

I'm thinking of doing an LR search to determine if he has a BTL mortgage on the property. Not sure I want to waste nearly £15 to dig into the affairs of that twit though.

£15 to really screw up a guy who threatened you?

A bargain IMO.

Only if you consider losing money and endangering yourself as positives.

Not sure what it would prove if he had a BTL mortgage on a rented property or not. Would anyone be interested? I doubt it. This is one reason why you don't want to be dealing with amateurs. Dealing with a Council or Housing Association can be a PITA but they are unlikely to come round and break your legs or engage in personal vendetta's because you decided not to renew. Organisations don't tend to take the business personally, one man band, cowboy types do. In fact quite a good case for "corporatism."
