SarahBell
Guides on Edward Mellor auction were met and exceeded today and properties remained unsold. Until reserves drop they aint going nowhere. eg: number 12 - 28 Ashworth Street = guide 55k, was unsold at 64k...

The auction houses surely need to be careful that they don't start getting a reputation for reserves being too high above guide or people will simply stop turning up? Pent Up
The auction houses surely need to be careful that they don't start getting a reputation for reserves being too high above guide or people will simply stop turning up? But if they put the guides to high then no will turn up either. They really need to pressurise vendors into lowering reserves.
