I actually viewed this(and did not bid). Perhaps a reason for the large drop is that it looks like a building site. MY guess is it was bought it in reasonable condition and then got halfway through the development. Or the previous sale was developer doing somethign dodgy with land registry as never ever worth 450k, its tiny, even in peak 2007, imho. Not worth 274k in todays market if you ask me.
