I don't get this housing thing. If he/she's received a cash offer that hs been accepted, why on earth is he/she wasting your time showing you round the place? Offer through another agent? Did you know before you were shown round? I'd ask not to have your time wasted in future if not. Maybe tell them it's a shame, you might have offered 250K but since you know this is already too low you won't bother. Isn't there some stamp duty issue above 250K? I really do know nothing don't I. Must stop rambling G. /G

Seems pretty sensible to me, esp in current market (whatever it is), esp if it is a development potential type property. Last thing you want is an estate agent relying on a kickback from a builder mate who he's found a "cheaper" doer upper house for. Dammit, first post, and so negative, distrustful of EAs.
