  1. We found a 1970s house in Leighton Buzzard. The price of sale was £360k this was back in the 1990s. The House needed modernisation, so we put in an offer at £320k. The Estate Agents told us there was a lot of interest in the property. And there was a buyer from Milan, who had put in an offer at £380. During the viewing, I popped over the road to speak to the neighbours who were cutting the grass, who said there had been absolutely no interest in the property and no one had viewed it for months. The lady that was selling was living in a flat in town. Thankfully, I managed to speak to her in person at the library, and she told us that she’d never had any offers, and certainly none from us and heard nothing from the estate agents who claimed this mystery buyer from Milan had made a significant offer. Needless to say and true to her word, she contacted the Estate Agents had a go with them and we’ve managed to buy the house for £320k. So I have since then had a very healthy distrust of Estate Agents, and anyone connected with conveyancing and yes, even Solicitors are included in that as the ones that I have had have always attempted to bump up fees and attempt to justify their costings with phantom hourly rates which I managed to have proved at least four times with different Solicitors disputes with their final invoice.
