  1. I was reeled in like a kipper. At least it didn't go down. Early on in the week there was a strange drop in available of about 60 and then it was back the next day. I guess some EA removed and readded. So the 7 and 14 day are not as high as they look. Based on previous weeks I guess we won't see a decent jump until after half term.   2. Not as big a jump as I had hoped but at least it is on the up. Hopefully the 14 day will breech 400 soon. A neighbour's house had seemed to be "sold" a couple of months ago but appears to have been registered with a didn't agent. When charging agents do you need to have a period of time in-between? This is the highest available total since pre COVID I believe. I don't think there has been a big increase in stuff coming on and it is perhaps more are now not selling. Hopefully it will be over 1300 in a couple of weeks. I'm hoping it will be 2000 this year, it has never been above 1800 as far as I remember. Still no obvious lowering of ceiling prices even though there are plenty of reductions.

Has had (although only one) a place reduced to 290k. That type is/was often on for 325k, I haven't seen one below 300 for years now.

It use to be every Friday was the big increase for the week, but there doesn't seem to be a consistent pattern anymore. Assuming prices don't seem to be obviously falling still unfortunately.

I guess they finally decided to take whatever lower offer that came a long. A neighbour's has been on since early December at 290k, dropped to 280k mid Jan and a few days ago 275k. Interestingly the for sale board has now gone up (yesterday).

Asking prices for types of property in areas I look at more closely are not getting lower, I think, and reductions are for high end 4 need detached+ or kite flyers.

  18. A duff week in terms of available but there is a decent amount still coming on everyday nowadays, which didn't happen last couple of years in my opinion.   20. 👍 The big drop off in total listings from around early October 2022 to the end of December I find interesting. Considering how out of sync it was with available I wonder what factors are at play other than the obvious just things completing. Is one that buyers are asking for listings be removed when they make an offer and sellers are obliging more than before.
