  1. If I didn't know better Doccyboy I'd say that one might have been penned by our dear friend Maxdiver. My Columbo sense is working overtime. Vive la Recovereh!
  2. http://www.rte.ie/news/2009/1112/budget.html I came across this late last night - the PDF is actually quite interesting. I am surprised that our own "jokes on the hill" within our Finance Dept haven't managed to get round to writing something similar for the NI economy. You can get the Pre-budget Outlook here: ROIprebudgetoutlookNov2009.pdf
  3. Have to admit I'm with you on this one Little P. I intend to stick with the fancy-schmantzy skin having got used to it now.
  4. You've only been back here posting for less than 2 days Maxdiver and already you are causing mischief!! You have been missed, buddy. How is your friend Helen keeping these days? I haven't seen much posted in her name on the Bel Tel website recently. Have you been keeping her cooped up in that decompression chamber of yours?
  5. I heartily concur Ricky. 237 is my guess this week as we are coming up to a traditionally quiet time of year for house sales.
  6. RICS October report is now available: RICS housing market survey October 2009.pdf Looks like NI is different after all: Doubt the Bel Tel will pick up on that particular aspect tho' I am not sure if our EA chums (the usual suspects) were too busy with viewings over the past month to give the Chartered Institution some real insight as to the state of the NI property market. On the other hand maybe nothing has changed from their previous months comments. Here is what they report - see if you can spot any differences from the previous month: Poor old Tom is still out of kilter with his membership and he's still worried about NAMA. 7. The Ulster Bank Northern Ireland Purchasing Managers Index (PMI) has just been released. The full report in PDF format is here: NIre PMI 0911.pdf NIre PMI 0911.pdf
  8. This is really superb news - I've done my bit and contributed. Keep up the great work NSN!
  9. Ok folk the spreadsheet of data from last weeks Mallusk auction is now available. You can access the data by visiting http://nipropertyauctions.googlepages.com/ or you can go straight to the spreadsheet data here: http://nipropertyauctions.googlepages.com/WilsonsPropertyAuction29thOctober200.xls. Thanks immensely to Sophia (and ftb 2012) for attending and recording the data for us all. Paul
  10. Looks like there is interest on "The Pin" to keep it going too: http://www.thepropertypin.com/viewtopic.php?f=13&t=26094
  11. You really have to sit up and take notice of a politician who chases off ner do good'ers by chasing them down the street and calling them "Oiks". I'd say Bozza is a real fan of shouting out "By Jove" and "Gadzooks" too.
  12. You might find that it is surprisingly cheap getdoon_weebobby. As an example the costs of running/hosting/seving property-bee are only £100 a month according to beerhunter, the developer of the tool and IMO property-bee is a magnitude more complex than TDGTTS. I agree though getting some idea of an annual running cost for TDGTTS would be a very helpful starting point for all concerned.
  13. You'll find that the website owner (notswimmingnaked) will have website usage statistics proving that there are much much more than 24 viewers of the TDGTTS website. I know for a fact that nearly everyone that works for an Estate Agency in NI views the listings to keep up with what people are pricing their asking prices at so they can advise their vendors appropriately. And in any event I personally would like to continue to have access to the data for some time to come so that I can see clearly when the crash is over. That point has not been reached yet no matter what you say.
  14. Thanks for taking he initiative to contact NSN Ricky. I was thinking of doing likewise. As a current propertybee donor I would also be more than willing to donate an amount of up to £20 or so annually to continue to be able to access the TDGTTS data. I am not sure of how many people access the TDGTTS website but if there were 500 "subscribers" all over the island of Ireland each contributing £10 / Eu 10 on average then NSN would have £5k to keep the site operational on an annual basis. Hopefully this would be enough to keep the site going . It would be a great shame to lose access to such a wonderful resource.
  15. Not sure I know what you mean by this comment. Can you elaborate as to what you mean? I don't think you need to concern yourself too unduly with FP's prediction or when he made it. The independent research that I do and the information that I collect from auction as well as the market data from the internet helps me make my own prediction and I am happy with that. I personally enjoy Rock On's posts and have had my music tastes expanded as a result of Rock On's youtube music clips. Still each to their own. If you don't like reading the posts of a particular person then you can simply block their posts from appearing on your screen and then you won't find yourself getting so wound up. But you won't benefit from some wonderful musical gems. It is entirely your censorship decision to take at the end of the day.
  16. Can anyone here make the Wilsons Auction at Mallusk this Thursday 29 October starting at 7.30pm? I can't make it and would be grateful if someone can attend in my absence to record the outcomes. Cheers Paul
  17. Last report came out around 18 Aug Reraise so I would expect late Nov/early Dec for the next one. While on the theme of the University of Ulster House Price Index I thought that folk might like to look at the current article entitled House Prices Stopped Falling? in the October issue of Ulster Business. Full article is below: The link to the article is http://www.ulsterbusiness.com/2009/10/have-house-prices-stopped-falling/ and it will be interesting to see if any of the mainstream media pick up on this analysis from Ulster's best read business monthly.
  18. Reraise, I think it is only a matter of time before the banks and lenders have to offload repossessed assets ...at bargain basement values ... and auction will be where its at. I'm not just saying that because of my auction watching here in NI. I've been following the unfolding foreclosure stories on the other side of the Atlanic and if the UK and ROI follow that auction approach eventually (we always seem to be 6 - 9 months behind the USA on everything) FTB's will have quite a choice. Take a look at the article entitled "At foreclosure auctions, broken dreams on sale" from Reuters this Thursday
  19. There's some great comments associated with another story as well: http://www.belfasttelegraph.co.uk/business/business-news/northern-ireland-house-prices-on-rise-at-last-14520757.html#comments. Seymour Getmore is particularly funny. Looking up Billy Bleach (From the Fast Show) on YouTube uncovers the following gems: Hold the bells!
  20. Issue resolved. The URL was incorrect and there was one two many "d's" in the URL. Click on http://www.treesdontgrowtothesky.com/reports/report.php?site=propertynewsni&date=2009-10-12 and you'll see the results for 10 October 2009. For the record: Total Number of Changes - 344 Increases - 21 Decreases - 323 Total Price Change -6,875,491 Price Weighted Average Change -9.5% Paul77 takes it with his guess of 325 ... only 2 out. Not bad for a newbie!
  21. It may be that Propertynews.com have taken issue with the process that the TDGTTS web owner (notswimmingnaked) uses to automatically collect the data on a weekly basis from the pn.com website. You can still see the data collected from the propertypal.com website however at http://www.treesdontgrowtothesky.com/reports/report.php?site=propertypal&date=2009-10-12 but obviously this doesn't help resolve who has won the sweepstake this week.
  22. September 2009 RICS report now available. RICS housing market survey September 2009.pdf Some intersting comments and for once it would appear that "spokesperson Tom" is singing from a different hymn sheet when his comments are read against those of his NI RICS colleagues Bronagh Boyd MRICS, Digney Boyd, Newry, County Down, 028 30833233 Property prices are at an all time low and interest has significantly increased. There are investors and first time buyers in the market, however access to finance is key and more competitiveness is needed in the banking market. Daragh Mallon BSc MRICS, Best Propety Services, Newry, Co Down, 028 302 66811 Strong interest in new 3 bed semis. Prices seem to have remained similar over the last 3 months. Next quarter projected to be slow given the quieter time of year (Oct., Nov., Dec.). Interest rates remaining low have helped first time buyer activity. Harold Montgomery FRICS, Montgomery Finlay & Co., Enniskillen, Co Fermanagh, 028 6632 4485 Market appears to have bottomed out. Negative Factors: 1) Banks lending policy 2) Ultra cautious valuation practice 3) General economy/ employment Positive Factors - Low interest rates. Aidan Conway, P Andrews Chartered Surveyors, Londonderry, Londonderry, 02871263635 Evidence of increased levels of house sales transactions over past two months from both first time buyers and investors who appear to consider that the housing market has now bottomed out and that good potential growth prospects now exist. Tom McClelland, McClelland Salter, Lisburn, County Antrim, 02892674121 There is still uncertainty in NI that prices have not bottomed out. This uncertainty is fed by media stories about the possible affect of NAMA disposals and the risks associated with a fire sale policy. NI's relatively small property market would have difficulty absorbing five billion euros worth of asset in a short period. J G Fleming MRICS, J G Fleming, Omagh, Co Tyrone, 028 8225 0040 If dwellings are priced for the market today they will sell. However, vendors still are not being realistic if they wish to sell. Bill McCann MRICS, Bill McCann Estate Agency, Lisburn, Co Antrim, 028 92 666222 Market showing sign of increased activity where properties are realistically priced. Still difficult but improving.
