Estate agent completion

I've noticed locations with lots of estate agents tend to have much higher prices & offer poor value. I guess they need to value high to get any business & low supply means some sell at these crazy prices. North Oxford has about 12 agents & stupid prices, local village Woodstock has 4 agents also high prices, another lovely village with the proximit, facility's, transport etc had 1 agent who values very realistically (most stuff sells in a few weeks) so to get better value the fewer agents the better... thoughts ?

Well, according to your theory the perfect place would have no estate agents at all.

Which sounds about right....
