  1. I haven't posted in a while but have been reading all posts since then! Just an observation but reading the news on google with last month as a filter paints a funny picture. Many mainstream newspapers (no vested interest in property) talk about decreasing prices and lower prices as well as problems in the market but all those with vested interest ie moneyweek, investors weekly etc still talk the market up and how nothing has been affected with occasional positive quotes from investors or EAs!! Crazy!!   2. So still looking. We made an offer on a property at 8% below asking price but they didn't go with it because of the price of their ongoing purchase we also know that they need to find someone quickly so the ongoing purchase doesn't remarket their house. During more of my research of this particular house I stumbled upon what appears to be a mistake around how some of the properties are addressed. A Few houses in Nazeing, Epping Forest are addressed as Broxbourne, but in fact they come outside the boundary based on the ordinance maps, so I called Council in Epping Forest who said that their administer(Council Tax) addresses in Nazeing, but it has a Broxbourne borough. I got title deeds of property address of property is Nazeing and not Broxbourne, BUT registered owners address has broxbourne. Land registry said it was wrong, but when I called estate agent, they said that it was correctly addressed. Now a a boundary is a boundary, so surely something outside a boundary wouldnt have the borough inside the boundary, or am I being nuts? I think this is an historical mistake has never been questioned even by the council authorities. Does anyone know who I would need to contact to get this corrected if my theory turns out to be correct. The reason I am doing this is purely selfish, but its based on the idea of people offering more based on borough snobbery and the estate agents on this occasion have priced property based on the more expensive Broxbourne v the cheaper Essex/Epping Forest.

  4. i noticed a common theme for pick up of house buying and selling in the last couple of days. My daily routine is right move, then "uk house prices" Google news search, sort by date in last 24 hours. Lots of articles about strength of market, charts which only go up till June July etc. Looks like estate agents and investors or anyone in a stake in property talking the market up and manipulating us when we know it's stagnant. Using fear of losing out as a weapon.... It's f...... Annoying.

  6. Still here. I may have jumped the gun getting all defensive. Reading up whilst I play battle of wills with all the estate agents and vendors! All stuff is here very useful!! Saw a house to buy this morning and and vendors said that if they can't sell, they won't move which means that if they can't get asking price, they won't bother and take house of market. Seems to be the attitude of some of the vendors I have met recently(not knowing if they are master negotiators or just being plain honest) which means we are waiting to find ones who are desperate to move.
  7. Hmm. So how would we flag this annonomously? And even then how would it be enforced. EA would make up some story about buyer wanting to cancel and then realist it? For all the underhand tactics taken by EAs it wouldn't be beneficial to start ranting to them as a buyer as they wouldn't then prioritise you and any sale. Unfotunately you have to keep them sweet with gritted teeth. So demoralised by house buying process
  8. I wasn't aware that it was illegal but I see it regularly. The auto alerts from right move link to campaign link which is never the original listing so you can see old prices.   9. Thanks deadly avenger! I am pro HPC ( or HPD = house price decrease as crashes tend to affect everyone) after being gazumped 3 times whether by the volition of the EA or vendor! I just realised what an EA is after reading further posts d'oh! An EA would have never written what I wrote??!

I can send all the emails I have received from right move with deleted links of relisted houses? That's just one example?? Can I post them?? And what is an EA?
  12. Hi all, Been trying to read as many posts as I can. Am a new member and want to give some help to those looking to buy a house. We have been gazumped 3 times in a year and still looking in an area which isn't necessarily London prime but close and certainly a place which is similar to some places in or around London. We are looking in Broxbourne and My tactics on right move are to save all properties as favourite within a particular search alert and everyday I look at this list and favourites and compare the 2 so I know immediately when a house has either been removed or been made sold subject to contract. After Brexit I am very wary to pay over the odds. I have also noticed some sneaky tactics made by estate agents recently: 1. Incorrect adjacent borough - an estate agent put a house on the market with the borough that it neighbours. It should actually be Waltham abbey Essex, as house prices are cheaper in Essex. I reported it to right move and zoopla because it skews house prices close to that house if someone believes it Broxbourne. This was 2 days ago and they still haven't changed it http://www.rightmove.co.uk/property-for-sale/property-43937934.html 2. Relisting as new with original price. As I receive alerts on the search area, when a new house has been listed, I compare it to what was sent in email. A house for example was listed 5 months ago reduced 3 and the. Relisted as new 1 month ago therefore wiping history. If you setup alerts after you have no idea something has been listed for and I tested this once by asking how long it was on the market, they said a month. 3. There are signs that buyers looking for a property are being cautious due to overpriced houses despite what an agent agent says. this house http://www.rightmove.co.uk/property-for-sale/property-43316814.html is way overpriced but we went to see the buyer of this house house (which was put on at 445 then in increased to 490 within 10 minutes of receiving alert). The buyer was desperate and had been looking for 3 years so but it was known that the original house was overpriced as there were no investors or cash buyers offering without a chain. This is a sign that investor websites preaching that they have lots of interest is completely false. 4. No more open days. Pre Brexit most houses in Broxbourne had open days and post Brexit no estate agent is organising open days, why coz there is low interest. Now I have been playing with estate agents (just to practice for day when the house we want comes at the right price)to get information out of them as its been over a year of looking and I know when they are bull s hiting and they play up the interest and talk about the interest they are getting. there are houses which have been on sale for a while now and vendors won't budge but then it takes time to filter down so the people at top of chain decrease their price. This is why it will be a while before that happens but it will happen based on what I have seen I hope this helps everyone who is trying to get onto the ladder
