  1. just had a quick count on property-bee for new builds in stratford 74 entries for E15 12 cuts, 8 increases and E20 27 entries, 0 reductions 3 increases
  2. october is usually strong so i reckon it'll be positive i'd go for around 2% anything below 10% will bring down the annual
  3. this is what i'm doing there are properties on the market now at prices i would have paid earlier in the year but the direction of the market seems to be down
  4. in my area of interest (north and east london): supply slightly down this weekend from 2,046 houses to 2,021 price cuts up from 27.03% to 28.15% of entries price increases down to 4.85% from 5.13%
  5. wow! i'm almost tempted to view! how is supply down south? north and east london has levelled off in the last 3 weeks
  6. i thought i'd start a thread to track how flips are working out in the current market. here is one in walthamstow: bought for £267,500 in the first quarter http://www.rightmove.co.uk/house-prices/detailMatching.html?prop=41651158&sale=51008132&country=england looks like they've spent a good wedge getting it up to scratch for a bubble asking price of £500k http://www.rightmove.co.uk/property-for-sale/property-32665182.html
  7. chingford shone today 6/13 this one had an open day on saturday http://www.rightmove.co.uk/property-for-sale/property-46440262.html/svr/3102?premiumA=true looks like the scenario didn't play out like the ea said it would
  8. in the postcodes i'm watching (north and east london) supply is slightly down this weekend from 2057 to 2046. 27.03% entries have had a price cut, up from 26.3% last weekend. 5.13% have had an increase, down from 5.25.%.
  9. i noticed two agents marketing the name house in N4 for very different prices yesterday: http://www.rightmove.co.uk/property-for-sale/property-48583313.html http://www.rightmove.co.uk/property-for-sale/property-32548737.html could be a start of a race to the bottom
  10. you may have said this in jest but they actually are. almost everyone i speak to about house prices thinks they're going up and you have to buy now or forever miss out.
  11. in the postcodes i'm that i'm following the number of price cuts to rightmove entries has been steadily increasing by around 1% a week. last week it it went up by nearly 2% to 26.3% of 2,057 entries for houses. i believe this spike is due to EAs trying to get the sale before price falls gather pace following several indices showing a downturn last week. we could be reaching a critical mass. i think the next few weeks will be decisive with the october RM figures being the straw that broke the bubbles back.
  12. theres not enough time between now and the election to do anything about it by then it'll probably be too late
  13. i think N4 wins the white carnation today: 6 listings 5 reductions 1 shared ownership can anyone beat that??
  14. he bought in cash, owns another property which he lets (don't know if thats mortgaged or not) and is married with three young kids so i assume he just wanted a settled lifestyle
  15. he found a similar house which needed a lick of paint and new carpets but had a side garage for £380k in chingford. he thought prices would dip in the run up to the election but had to buy quickly due to kids starting school etc also, he had recently sold at an inflated price so he wasn't that bothered about paying over the odds
