  1. Well IMO it was only a matter of time before the DFS sofa sales tactic fully entered the NI housing market.

    I can see EA TV ads depicting an EA chopping a house in two with a chainsaw.

    "This house has a RRP of £500,000 but during the (never-ending) sale it's "just" £250,000."

  2. I've had Property Bee installed since April 20th.

    Since then there has been a house listed at £235,000.

    Then on May 9th the guide price surprisingly (surprisingly at the time) rose to £240,000.

    Today, May 30th, the price is now £229,000 and their ad states "Price Changed from £240,000 for quick sale!"

    Does anyone know how many people live in Northern Ireland? I got a figure of 1.75 million, so those houses alone would house 4% of the population, if we say that an average of 2 people live in every house.

    Apparently 5% of NI housing stock is vacant.

    At least that's the figure that was stated in the media about 18 months ago.

    Energy Performance Certificates will be required for all properties (except new builds) from the 30th June - this will be the legal responsibility of the home owner to provide [can be got through estate agents] and with approx £125 + VAT to stay on the market a lot of people will likely withdraw and stay put.

    Would £125 + VAT really make some withdraw from the market?

    Considering all the costs, problems, stress etc involved in moving, an extra £147 seems neither here nor there.

  5. had bought a 2 bed terrace in Stranmillis from a distressed seller needing to move. It had been on for 210k and he had offered 140k and got accepted

    I'd guess a terraced house in Stranmillis would quite possibly have a rateable value somewhere in that region.
