I phoned and EA today about a house which has been on 6 months and reduced by 20k. It has had no offers on it. Still 26k overpriced in my view.
I kept asking her if the seller was in chain but she would not give me an answer. She just kept saying "do you want to view?"
I asked her 4 times throughout our conversation and she wouldn't tell me. Was it such a terrible question to ask?

A FTB buyer summit? I've heard it all now. With interest rates having nowehere to go but up why would banks lend money when those that get it (who have litle or no deposit) might not be able to pay it back when interest rates rise?

I rang the EA 5 minutes ago out of interest to get a few questions answered.
The house next door is also up for sale (same EA) Same price but offers around. A bid of 130k was offered but the vendors said no.
She did say the people who own the house i rang about would be willing to come down a bit. However they aren't in a chain which leads me to think they haven't even started looking themselves? That or they intend to rent for a while?
She aslo said the 220,000 they orginally asked for was too high

Ok so i am having a quiet day in work so i phoned an estate agent regarding an aprtment for rent. I dont need to rent an aprtment till August but i am just testing the water to see if there is negotiation around rental prices.
This is how the convo went :
Me - I asked about parking spaces
EA - i think there is 2 but not sure, i couldnt tell you - How is this helpful????
Me- What about furniture
EA - this is optional
Me - i need furnished
EA - that will be extra
Me - how much
EA - Im not sure - How is the helpful??
Me - what is furniture like
EA - that is up to landlord but im sure it will be alright

Why are people paying these estate agents when they dont even know anything about the rental property. He was very rude and blunt, alomost like he didnt care if it was rented or not. I would like to know if the landlord knows about his "i dont give a cr4p" attitude about his property. How does he know that the landlord wouldnt take £530 without asking him? I am living in dublin and everyone here uses daft.ie which completly cuts out the EA for rentals. this way u talk directly with landlord and negotiate rent price. why is this not happening up here?
If i could be bothered i would set up a similar website and get rid of these lazy, cocky gits out!!
You are are a renter. To him you are probably scum. I have encountered clowns like him before when i was looking for my current rental place. Luckily i picked up the paper and found my own place to rent.

There must be a lot of cash buyers slushing around in Derry.
Just noticed 12 houses in Derry have gone sale agreed on property pal.
wonder how many of those will still be listed in 12 months?
Two houses i was watching but not interested in (i wouldn't go that high for a house like that) have gone sale agreed today.
How long does it take between 'sale agreed' to 'sold'? Depends on the solicitor etc?
Im only asking because i was watching another house from around September and its still showing as sale agreed since then. Maybe they just haven't updated the EA website?

I remember some time ago discussing the fact that house prices on EA sites in Ballymena were well OTT.
I have been noticing that this EA has had to adjust his prices downward a bit.

If only the vendors had priced realistically at the time then they could have been getting on with their lives.
Give it a few months and most EA will be doing this....even the stubborn ones!

Best of all from a Derry perspective was Martina Anderson's Stand up for Derry Campaign. Now we have the the crucial road upgrade being cancelled by a SF minister.
Hope she sits back down!
If they cut all the bloody non-jobs and 27 councils, never mind cutting all these capital projects!
Dont worry she will crawl back out of the woodwork again a few months before the next election.

I would support the punishment strategy in a declining market;
1. Mysterious offer appears
2. Withdraw
3. When they phone you back to say the other 'offer' has fallen through, offer a lower price than you offered before.
Its the right and proper thing to do in a free market as you are now aware of the sellers/EAs weaknesses. I did it when I purchased in 1990, the EAs face was a picture but we got the house, a repo that had been vacant for a year.
If you are fighting a real cash buyer, they are obviously stupid and will keep bidding, best to back out now.
They rang me back asking what i wanted to do. I told them there is now way i'll pay asking price. I told them to ring me back if the lastest offer falls through. Im in no rush to buy anyway

Well the estate agent dealing with this house was out of the office so her colleague took my call. I basically told her i wouldn't go full asking price. If the latest offer fell through then they can ring me back and let me know but in no way would i offer full price.
This extra 3,000 was made by a cash buyer. Why on earth offer 3 grand more than the last offer?
On reflection im going to sit back, keep adding to my deposit and watch the falls continue (im in Northern Ireland)

The first offer was X amount at the weekend and someone else offered 3 grand more yesterday (which i think is a ghost offer)
