    Ah, come on, how can we give your futile posts much credence when you've admitted on other threads that you inherited a couple of BTLs from your father? With such a massive VI, it's no wonder that you start at least a couple of threads a week with decidedly upbeat titles 'rents stop falling?' or 'have we bottomed out?' or 'mortgage lending picks up'. It's pathetic really.

    While I may have a VI in seeing houseprices some down to sensible levels, at least I have the good grace to accept that I have no power to influence the crash one way or another.

    One more thing; what on earth does you sig mean "Never ever ever sell"? Is that a business model you formulated yourself? How's it working for you?

    If New Labour hadn't made as much as a fook-up over the last decade and actually stood by their socialist principles, the disgruntled working class voters would not be moved to consider the BNP.

    Has her offer already been accepted on the house she intends to spend her life in ursury?

    If it's not too late she may want to do a bit of research first in an attempt to negotiate on asking price. Tell her to check out ourproperty.co.uk, punch in the postcode and voila - the previous sale history (if there are any) of that property, back as far as 2000 (if I recall correctly). Compare previous sale with current asking price.

    Re: Original property; not too clued-up on these things. Certainly, the EA told me it was a repo when I viewed it last year (and had all the tell-tale yellow ribbons festooned across all appliances & radiators). Is there a point at which - presumably the bank - says s0d-it and it goes to auction instead?

  14. If it serves to bring some HPC joy; my neck of the woods is - ahem - coming down like a ton of bricks. In Barking/Dagenham there is a glut of two-bed terraces between the 110 - 140k mark. I've noticed a lot of the listings 'require modernisation' which I presume equates to 'old dear snuffed it and hasn't had a lick of paint since 1976'.

    I had hoped that by Q4 2009 they may reach lows of 80 - 100k (which wouldn't be too bad for East London/Essex borders). This one may well be SSTC but came on in April for 139k and have since dropped to 115k.

    Presumably, looking in the skankier areas of Greater London means we won't be facing the vendor denial that seems to be rife on HPC....

  15. The Land Registry, when accumulating their statistical evidence, to produce the average house price figures, are now considering, whether to include the prices of repossessed properties, sold at auctions.

    These figures, would then also be published, on websites such as;

    www.houseprices.co.uk, and nethouseprices.co.uk/

    Personally I think this information should be included.

    Please bump this when/if you get a response.

    It currently resembles Fritz Lang's 'Metropolis' due to the glut of new developments - no doubt hoping to capitalise on 2012 mania. Nevertheless, and similiarly to my neck of the woods SE17, you can add all the fancy, utopian developments to a place like Stratford but it doesn't address the fundemental socio-economic issues.

    In other words; you can polish a turd, but it's still a turd.
