  1. We moved into our flat about 2 months ago, signing an 18 month AST Agreement. After we had completed the tenancy agreement I commented to our Estate Agent, that I noticed the property was still advertised as being for sale on their website, which I found rather odd. His reply was that the landlord intended to either sell or rent the property and as such, since the property had been rented, this would be removed from their website. Since moving in, we have had a number of requests from the estate agent (that rented the property to us) to allow entry to the property to show potential buyers around. Obviously I queried the initial request, but was told that the viewer was someone who intended to purchase the entire block of 8 flats from our landlord on a BTL basis with sitting tennants. Fair enough, I thought, and we subsequently agreed to a couple of further viewings from the BTL brigade. More recently, the volume of requests to view the property has increased and it is become pretty obvious that some of the prospective buyers being shown around are not in the BTL group. Comments such as "I could see this as my bedroom" make them standout a bit.... We are usually getting at least one request a week, and the occassional on the fly request for viewing (my girlfriend and I work from home) which we always decline. Anyway, this whole situation is becoming inconvenient and in many ways rather odd, so I'm going to have a chat with our landlord about it and was just wondering if some people could advise on the following three areas: 1. We have a clause in our Agreement entitling the Landlord or an agent acting on his behalf, to give viewings of the property during the last 2 months of the tenancy (at a mutually convenient prearranged time). As we are only in the third month of an 18 month tenancy with no break clauses, am i correcting in assuming that we are entitled to decline all requests to view the property on the basis that is a breach of the clause allowing us to enjoy the property in peace without interruption? 2. Our AST comes to an end in Decemeber 08. Am I correct in assuming that there is no mechanism through which our landlord can evict us earlier regardless of his intentions to sell the property (the only slight oddity here, is that the Agreement was signed by the letting agent on behalf of the landlord, not by the landlord himself). 3.Should the landlord sell the block to another landlord, what is the status of our existing Agreement?
